Living in Windermere

Researched July 2026 by our team · facts checked October 2026

Windermere sits east of the North Saskatchewan River valley and south of Anthony Henday Drive (City of Edmonton). It grew from a riverside estate area — homes along the river date from the 1960s and 1970s — into a full neighbourhood from the late 2000s, and it keeps genuine entry points — the same district name covers an entry-level condo and an estate above the river. The Currents of Windermere gives the area about 1.2 million square feet of leasable retail space (its owner’s leasing brochure, 2025), and the Windermere Golf & Country Club plus the river valley ravine edges supply the scenery the estate pockets are built around. Crucially, Windermere isn’t finished: while the original phases are established, newer enclaves such as One at Windermere and the remaining estate and infill lots keep new construction alive alongside a broad resale market. It suits move-up families, executives and estate buyers who want amenity density without leaving the district as they climb. Full disclosure and full advantage: 7th Avenue Realty’s own MLS® listings have included Windermere homes, so we know this market from the seller’s side of the table as well as the buyer’s. The insider angle: the district’s sub-neighbourhoods price very differently street to street — knowing which pocket you’re actually in matters.

Daily life in Windermere is anchored by the Currents — Walmart, Safeway, Cineplex, restaurants, fitness and services in one centre — while the river valley and ravine trail edges handle the other half of the ledger. The Windermere Golf & Country Club is at 19110 Ellerslie Road SW, and Terwillegar Park’s off-leash area and 262-metre footbridge are across the river valley for bigger outings. Two schools operate inside the district, with Lillian Osborne High School nearby to the north-east, in Leger. Anthony Henday Drive runs along the community’s north-east edge for crosstown trips. Estate quiet and big-retail convenience coexist here.

New build or resale here?

Windermere offers both sides of the market at nearly every price tier, which is unusual. Resale in the original phases buys mature landscaping, established streets and immediate proximity to the Currents. New construction — concentrated in the estate enclaves and remaining infill lots — buys current energy code, warranty and, at the top end, genuinely custom architecture on river-adjacent lots that resale rarely surrenders. In our experience, resale usually wins on value in the condo-to-family-home tiers; at the estate end, the new-build and custom route is where much of the district’s top product is.

Questions buyers ask about Windermere

What do homes in Windermere cost?

On there were 97 homes for sale in Windermere on the MLS® System, starting at $149,900 (REALTORS® Association of Edmonton data). The spread is the story: condos at the entry level, townhomes and duplexes above them, family singles through the middle, and the river-adjacent estate pockets at the top. Builder pricing on the remaining estate and infill lots changes with each release — ask us for current price sheets.

Is Windermere still building new homes?

Yes, selectively. The original phases are established, but newer enclaves such as One at Windermere and remaining estate and infill lots keep custom and semi-custom construction active, with builders like Kanvi Homes and Bedrock Homes among those working the district. Lot supply is finite and pocket-specific, so new-build opportunities here are about knowing which streets still have releases.

What schools are in or near Windermere?

Constable Daniel Woodall School (Edmonton Public Schools, K–6) and St. John XXIII (Edmonton Catholic Schools, K–9) both operate inside the neighbourhood, with Dr. Margaret-Ann Armour (public K–9) next door in Ambleside and Joey Moss (public K–9) and Joan Carr (Catholic K–9) next door in Keswick. Two senior highs — Lillian Osborne (public) and Mother Margaret Mary (Catholic) — sit side by side nearby in Leger. Designations shift as the southwest grows, so check a specific address with each board’s school locator before buying.

Does 7th Avenue Realty work in Windermere?

Actively — our own MLS® listings have included Windermere homes alongside representing buyers here, which means live pricing intelligence from both sides of transactions. The district’s sub-neighbourhoods price very differently, and that street-level knowledge is exactly what a single price figure can’t tell you. Ask us to walk you through the pockets before you shortlist.

How many homes are for sale in Windermere, and where do prices start?

On there were 97 homes for sale in Windermere on the MLS® System, starting at $149,900 (REALTORS® Association of Edmonton data).

Are new homes being built in Windermere?
