Researched July 2026 by our team · facts checked October 2026
River’s Edge occupies ground that southwest Edmonton buyers have waited years to access: a peninsula-like setting off 199 Street and Maskêkosihk Trail, bounded east and south by the North Saskatchewan River valley, with The Uplands to the north and Grandisle beyond the trees. Qualico develops the community, and the plan reads accordingly — walkout and valley-adjacent lots, a naturalized storm pond, trail connections into the river valley, and a school site already carrying full provincial construction funding, with St. Patrick Catholic Elementary/Junior High anticipated for fall 2028. Housing runs from townhomes and duplexes to front-garage and laned single-family, with premium lots backing green space (Qualico Communities). River’s Edge suits buyers who want new construction with genuine natural edges rather than fence-line pond views, and families planning around a funded — not merely promised — school. The insider angle: valley-backing lots here are limited, and lot premiums vary by builder — ask us for the builders’ current lot premiums.
The river valley defines daily life here: trail connections lead from the community’s edges into the North Saskatchewan’s wooded benchlands, and the naturalized storm pond anchors the internal park network. Maskêkosihk Trail and 199 Street connect to Anthony Henday Drive, which puts the west end’s amenity map in play — Royal Centre Cameron Heights, Hampton Terrace and Hampton Market for groceries and daily needs, the Currents of Windermere across the Henday, and West Edmonton Mall, about 8 km to the north-east in a straight line. River Cree Resort & Casino’s twin rinks and entertainment are in Enoch. It is a quieter, edge-of-city rhythm by design: residents trade retail at the doorstep for the river valley at the doorstep.
River’s Edge is a new-construction community with minimal resale, so the real decision is lot strategy rather than new-versus-used. Valley- and green-space-backing lots carry premiums. Interior lots share the same trail access. Buyers comparing against near-new resale in The Hamptons or Cameron Heights should weigh warranty and current specifications against those areas’ established trees and completed streetscapes.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.

Anthony Henday Drive connects it to Whitemud Drive, Stony Plain Road and the rest of the city.
Qualico Communities develops River’s Edge, and its builder list names twelve builders, including Sterling Homes, Pacesetter Homes, Parkwood, Jayman BUILT, Landmark Homes and Coventry Homes (developer’s list, October 2026); a Parade of Showhomes runs October 3 to November 15, 2026. Rohit Homes does not build here.
Yes, and it is funded rather than merely planned: Edmonton Catholic Schools’ St. Patrick Catholic Elementary/Junior High (K–9) has construction funding within River’s Edge and is anticipated to open in fall 2028. Edmonton Public Schools also received provincial planning funding in March 2026 for a new school in River’s Edge, with no opening date yet. Until then, students attend schools elsewhere in west Edmonton — check a specific address with each board’s school locator before purchasing.
Valley-backing lots cost more than interior lots; whether the premium is worth it depends on how long you plan to stay and how the rest of the purchase fits your budget — ask us for the builders’ current lot premiums.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
