The Buyer’s Guide · Edmonton & Area

Buying, done right.

Six steps between where you are and your own front door — and what most buyers only learn the hard way, written down.

01

Get pre-approved — before you fall in love

A pre-approval tells you your maximum budget (it is not a guarantee of the final mortgage), lets you lock in a rate for 60 to 130 days depending on the lender (Financial Consumer Agency of Canada), and makes your eventual offer credible. Lenders weigh income, debts and down payment — run the numbers yourself first with our mortgage calculator, which uses proper Canadian semi-annual compounding and our dated rate of record (the lowest advertised 5-year fixed rate among major lenders, via Ratehub).

02

Define the search: new build or resale, and where

Both can be right — it comes down to timeline, personalization and the trade-offs you’ll accept (our Journal breakdown covers it honestly). Then pick your ground: browse the community guides or search any neighbourhood on the YEG map and pull our live listings in the area.

03

Tour with intent

Showhomes are staged to sell; we walk them looking at what matters in year five — mechanical, lot drainage, layout function, resale logic. On quick possessions we check builder spec sheets line by line. You’ll never be rushed, and you’ll never be talked into a wow-factor kitchen over a bad floor plan.

04

Offer & negotiate

Price is one lever of several: deposits, possession dates, conditions, inclusions and — on new builds — upgrades and lot premiums are all negotiable. As a Rohit Homes partner, we know what actually moves on a builder deal, and we will walk you through every one of them.

05

Conditions & closing

Financing and inspection conditions protect you — we manage the timelines so nothing lapses. Then budget the one-time costs that land at closing: legal fees, title registration, adjustments. Alberta’s are among the country’s lowest; our closing-costs guide gives real numbers.

06

Possession day

Keys, walkthrough, warranty registration on new builds — and afterwards, we stay your people: seasonal maintenance reminders, market updates on your home’s value, and first call when it’s time for the next move.

First-time buyer? Read this twice

The First-Time Home Buyers’ GST Rebate can take tens of thousands off a new build.

On eligible new-construction homes, qualifying first-time buyers can have the GST rebated — on our Rohit listings you’ll see the builder-calculated effective price right on the listing. Conditions apply and the rules are specific; ask us to walk your situation through it before you write an offer.

Ready when you are.

Thirty minutes with us can save you hours of guessing — no pressure, no obligation, just a straight map of your options.
