Living in Keswick

Researched July 2026 by our team · facts checked October 2026

Keswick sits between the North Saskatchewan River valley on the west and 170 Street on the east, south of Ellerslie Road and Windermere, and much of it is already complete: schools already open, retail already trading, and a full spectrum of housing from townhomes to river-backing estates. That completeness matters. Buyers here are not waiting years for a community to arrive; they are moving into one that largely has. For new-construction buyers, Keswick offers a choice between quick-possession inventory and build-to-order lots within the same few blocks, with two K–9 schools — one public, one Catholic — already open inside the neighbourhood rather than on a capital plan.

Daily life in Keswick orbits two poles: the river and the retail. Currents of Windermere, about 3 km to the north-east in a straight line, lists more than a hundred stores and services in its directory, including Cineplex Odeon Windermere & VIP Cinemas. Within the neighbourhood, Rohit’s Arbours of Keswick pocket wraps around the seven-acre Gordon King Pond, whose trails connect toward the river valley. Golfers have Windermere Golf & Country Club and Jagare Ridge Golf Club along Ellerslie Road, and the North Saskatchewan top-of-bank walks give the western streets a permanence most new communities cannot buy.

New build or resale here?

Keswick’s resale stock is young — most of the neighbourhood was built after 2015 — so the gap between new and resale here is narrower than in older districts. What new construction adds is choice: current architectural controls, side-door and suite-ready layouts, full builder warranty, and the ability to select lot, elevation and palette rather than inheriting them. Eligible buyers may also qualify for the First-Time Home Buyers’ GST Rebate on new builds. Resale trades that for finished landscaping and fencing.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
