If you’re searching for a new Rohit home in Edmonton, you’ve probably noticed how much there is to take in: communities across the region, a long list of floorplans, upgrade decisions, deposit structures, build timelines, and a contract that reads nothing like a resale offer. After nine years with Rohit Homes and helping over 1,250 homeowners, I wrote this guide to make the path clear.
I’m Fadi Georgi, a REALTOR® and the team lead of 7th Avenue Realty with MaxWell Polaris. From 2018 to 2023 I spent six years as an Area Sales Manager with Rohit Homes, and for the past three years, 2024 to date, I’ve been an Internal REALTOR® Partner with Rohit; Rohit named me its No. 1 Internal REALTOR® Partner for 2025. My new-home sales have earned four Platinum Sales Volume Awards (2021, 2023, 2024 and 2025) and two Gold (2020 and 2022) from CHBA Edmonton Region, now BILD Edmonton Metro. Simply put: Rohit Homes, the builder world and new construction are what I do every day. This is the plain-English walkthrough I wish every buyer had before stepping into a show home.
Who we represent on a Rohit home
On Rohit homes, 7th Avenue Realty (MaxWell Polaris) represents Rohit Homes, the builder. We can still walk you through every plan, lot and contract clause, and when you bring your own REALTOR®, we work alongside them. Whether to bring one is your choice. Here’s how to think about it.
Do you need your own REALTOR® to buy a new Rohit home?
You don’t need one, and it often costs you nothing extra: on new construction, builders commonly pay the buyer’s REALTOR® commission. Ask the builder, or ask us, how it works on the home you’re considering before you sign. The price on the home is the price whether you bring your own REALTOR® or walk in alone.
Whoever staffs a builder’s show home represents the builder (on Rohit’s, that includes us). Your own REALTOR® owes their duty to you: reviewing the purchase agreement, flagging which upgrades tend to hold their value, comparing the lot and floorplan with everything else on the market, and watching your deposit and timelines. We explain the choice in Do you need a REALTOR® in Edmonton?
What matters most on a new build
New construction has its own rules. These are the places where buyers gain or lose the most:
- Reading the contract properly: possession dates, the deposit schedule, price-adjustment and finishing clauses, and what happens if timelines slip.
- Lot and floorplan strategy: orientation, walkout potential, pie lots, backing onto green space, and what each means for resale years down the road.
- Upgrade value: where your dollars tend to come back at resale (kitchens, suite-ready layouts, ceiling height) and where they don’t.
- The money mechanics: deposits, financing timing on a home that may not be built for months, and the GST rebates below.
Rohit Homes at a glance
Rohit Homes is an established Alberta new-home builder known for its designer interiors and a wide range of homes. Its Edmonton-area lineup spans townhomes, duplexes and single-family homes, so it covers everyone from first-time buyers to growing families.
Where Rohit builds in the Edmonton area
Choosing the right home is largely choosing the right community. As updated by Rohit Homes on October 28, 2026, Rohit had homes for sale in seven communities: Glenridding and Keswick in southwest Edmonton, Edgemont in west Edmonton, Kinglet Gardens in northwest Edmonton, Mattson in southeast Edmonton, Cambrian in Sherwood Park and Chérot in St. Albert. The list changes as phases sell out and new ones open.
Each community has its own character, price points, school designations and commute. Picking the community is where someone who knows the streets, not just the show homes, saves you from an expensive mismatch.
Rohit floorplans and models
In October 2026, Rohit’s Edmonton-area homes for sale were built on single-family plans such as the Easton, Grayson, Sicily, Sydney and Willow; duplex plans such as the Cooper, Dallas, Hudson, Landon and Talo; and townhome plans including the Birch, Cedar and Fen. Plans come and go with each release, so the live list is the one to trust: every current Rohit home, with its bed, bath and square footage, is on our Rohit Homes page. Tell us your budget, must-haves and timeline, and we’ll shortlist the two or three plans actually worth your time.
The money details every Rohit buyer should know
GST, in two parts that add up. A new home carries 5% GST, and Alberta has no provincial sales tax. Two federal rebates can bring the GST down, and they work together rather than as alternatives. The GST New Housing Rebate (up to $6,300, on a home under $450,000 before GST) is normally signed over to the builder and is already taken off a “GST included” price. If you’re a first-time home buyer, the First-Time Home Buyers’ GST Rebate then gives you the rest of the GST back on top of it: all of it on a home up to $1,000,000 (at most $50,000 in all), less above that, and nothing from $1,500,000, for agreements signed from March 20, 2025 to the end of 2030. (Rules checked with the Canada Revenue Agency in October 2026.)
See your own numbers on our GST rebate calculator. I’m a REALTOR®, not a tax advisor, so treat this as a starting point and confirm your situation with the Canada Revenue Agency or a tax professional.
Deposits and timelines. New homes are bought on a deposit schedule, with possession often months away. That affects your financing, your rate hold and your current living situation, all things we plan around up front rather than discover late.
Why work with us on a Rohit home
I’ve spent nine years with Rohit homes, long enough to have seen the floorplans evolve, the communities fill in and the contracts change, and to know the people behind them: the design team, the warranty department, the site superintendents and the managers. What that means for you isn’t the trophies. It’s fewer surprises, better lot and upgrade decisions, and a calmer, clearer path from show home to keys. You’re welcome to read what our clients say on our Google profile.
You can meet us at the Rohit Homes showhome at 6241 King Vista SW in Keswick (call or text ahead), or we can arrange a visit to any Rohit home or showhome in the Edmonton area.
Frequently asked questions
Do I need a REALTOR® to buy a Rohit home in Edmonton?
No, but it can be in your interest. On Rohit homes, 7th Avenue Realty represents the builder; ask us how it works for the home you’re considering.
Does using a REALTOR® make a new Rohit home cost more?
No. The price on the home is the price whether you bring your own REALTOR® or walk in alone; builders commonly pay the buyer’s REALTOR® commission on new construction.

As updated by Rohit Homes on October 28, 2026, Rohit had homes for sale in Glenridding, Keswick, Edgemont, Kinglet Gardens and Mattson in Edmonton, Cambrian in Sherwood Park and Chérot in St. Albert. The list changes as phases sell out and new ones open.

New homes carry 5% GST. The GST New Housing Rebate (up to $6,300, on a home under $450,000 before GST) usually goes to the builder and is already taken off a “GST included” price, and a first-time home buyer can get the rest of the GST back through the First-Time Home Buyers’ GST Rebate, up to $50,000 in all.
