Living in Kinglet Gardens

Researched July 2026 by our team · facts checked October 2026

Kinglet Gardens is one of five bird-named communities in Edmonton’s Big Lake district — alongside Hawks Ridge, Starling, Trumpeter and Pintail Landing — set off Winterburn Road north of Yellowhead Trail, with the Big Lake natural area along its northern edge (City of Edmonton plan). The community is young and actively building, planned around a central neighbourhood pond with year-round outdoor amenity space. It suits nature-oriented buyers who would rather live near a globally significant Important Bird Area (Alberta Parks) than a shopping centre, plus families targeting new construction. Here the insider angle is direct: Rohit Homes has live inventory and a showhome in Kinglet Gardens at 141 Kinglet Boulevard — single-family homes, duplexes and townhomes with Rohit’s designer-interior program — and as an internal Rohit partner, 7th Avenue Realty can walk buyers through quick-possession homes, lot releases and incentives with first-hand accuracy rather than brochure detail.

The defining amenity is Big Lake itself: Lois Hole Centennial Provincial Park protects the lake, a globally significant Important Bird Area where more than 220 bird species have been sighted, with interpretive boardwalks along its east shore (Alberta Parks). Inside the community, the central pond and pathway network anchor daily walks, with parks and playground space building out phase by phase. Retail currently leans on St. Albert to the north (St. Albert Centre is about 9 km away in a straight line) and the west end’s big-box clusters south via Winterburn Road, with Yellowhead Trail and Anthony Henday Drive keeping the rest of the city practical.

New build or resale here?

Kinglet Gardens is early enough in its build-out that new construction is the default: full lot selection, format choice from townhome to move-up single, and builder incentives that resale cannot match. The young resale that exists — largely homes from the community’s first phases — competes mainly on possession speed and completed yards. The forward-looking consideration is school construction in the Big Lake area — Edmonton Public’s K–6 in neighbouring Hawks Ridge has construction funding, and Edmonton Catholic has asked the province for a K–9 in nearby Starling; buyers should verify the timing for any school honestly.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026.
