Researched July 2026 by our team · facts checked October 2026
Tamarack sits at the heart of southeast Edmonton’s Meadows district, planned in 2006 (City of Edmonton) and now mature enough that the master plan’s promises are simply facts on the ground. A. Blair McPherson School — Edmonton Public, K–9 — operates inside the community; Tamarack Common, the retail and restaurant development at 17 Street and 23 Avenue, handles groceries, dining and daily services on the neighbourhood’s edge; and the Meadows Community Recreation Centre and Library, with its aquatic centre, fitness facility and twin NHL-sized arenas, is across 17 Street. The housing mixes townhomes with laned and front-garage single-family homes and duplexes. It suits first-time buyers who want walkable-to-everything at attached-home pricing, and families who’d rather have a school operating today than a sign promising one. Whitemud Drive runs along the north edge (City of Edmonton), and Anthony Henday Drive is about 1 km from the centre of the community. The insider angle: Tamarack’s townhomes let a first buyer land inside a finished amenity loop — school, rink, groceries — rather than waiting for a young community to catch up. The Fulton Meadows Community League runs programs for Tamarack and its neighbours.
Daily life in Tamarack can run on foot. A. Blair McPherson School anchors the community’s park space, the pond-and-trail network loops the residential pockets, and Tamarack Common at 17 Street and 23 Avenue covers groceries, coffee, restaurants and services without leaving the district. The Meadows Community Recreation Centre and Library — aquatic centre, fitness centre, gymnasium and two NHL-sized arenas — is across 17 Street and carries the winter. The Fulton Meadows Community League programs events across Tamarack and its neighbours, and Mill Woods Town Centre (2331 66 Street) adds a full shopping district to the west. Anthony Henday and Whitemud Drive access keep the rest of the city within easy reach.
Tamarack is far enough along that resale is the main event: most listings are 2006–2020 homes with yards, fencing and window coverings done, inside a finished amenity loop. Remaining new construction is limited to final pockets and infill product, so the real comparison for new-build buyers is Tamarack resale versus a brand-new home in neighbouring Aster or Maple Crest. Tamarack resale buys the operating school and walkable retail today; the new communities counter with warranty, current energy code and suite-ready plans.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Tamarack
Tamarack was built out largely through the 2010s by Edmonton’s production builders; active new-construction opportunity in this pocket now centres on neighbouring Aster and Maple Crest, where Qualico’s builder group has live inventory.
Ask us for current builder price sheets, and whether a price includes GST.
Yes — A. Blair McPherson School, an Edmonton Public Schools K–9, operates right inside the community, so families here skip the empty-school-site waiting game (for 2026–27 the school says it is closed in all planned classes except to students who have newly moved into its attendance area). Father Michael Troy Catholic Junior High (Edmonton Catholic Schools, 7–9) is in neighbouring Wild Rose, Elder Dr. Francis Whiskeyjack School, a public senior high, opened in neighbouring Silver Berry in 2024, and Holy Trinity Catholic High School is in Mill Woods. Check a specific address with each board’s school locator before you buy.
On there were 50 homes for sale in Tamarack on the MLS® System, starting at $200,000 (REALTORS® Association of Edmonton data). Townhomes are the usual entry point, with single-family homes filling the middle and upper bands. Prices vary with condition and pocket — ask us for recent comparable sales.
Tamarack Common is the retail and restaurant development at 17 Street and 23 Avenue, on the community’s south-west corner — anchored by FreshCo, with restaurants and services (Qualico Properties). With the Meadows Community Recreation Centre and Library directly across the street, it means the errand-and-activity loop rarely has to leave the district.
Limited — Tamarack is largely built out, with new construction confined to final pockets and occasional infill. Buyers set on a brand-new home in this part of the southeast typically look at Aster or Maple Crest next door, then weigh a new-home warranty against Tamarack’s operating school, finished streets and walkable retail. We run that comparison for clients regularly.

Choosing the street matters as much as choosing the house. Tell us what your days look like, and we’ll show you the neighbourhoods that fit, and the homes in them.
About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). City figures and the outline: City of Edmonton Open Data, read . Contains information licensed under the Open Government Licence – City of Edmonton. Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
