Living in Queen Alexandra

Researched July 2026 by our team · facts checked October 2026

Queen Alexandra is Old Strathcona’s quietly residential half — the grid of tree-lined streets running south from Whyte Avenue where students, professors, medical staff and long-tenured Edmontonians share a walkable grid of streets. The housing tells a century of history: 1910s character homes near the avenue, wartime bungalows further south, and an accelerating layer of modern infill — skinny homes, duplexes and small multiplexes — driven by land values that reward redevelopment. Two long-established high schools, Strathcona High and Old Scona Academic, sit at the neighbourhood’s doorstep. Queen Alexandra suits buyers who want to walk to Whyte Avenue and cycle to the University of Alberta, and investors who, in our experience, find that the nearby university keeps rental demand steady. The insider angle: the quieter blocks between 106 Street and 109 Street offer the same walkability as the avenue-adjacent streets.

Everything Old Strathcona offers is effectively in-neighbourhood: Whyte Avenue’s restaurants, patios, bookshops and cinemas form the northern boundary, and the Old Strathcona Farmers’ Market is open Saturdays and Sundays year-round. The University of Alberta and the University of Alberta Hospital are just to the north-west. The Kinsmen Sports Centre’s pools are down the hill toward the river (its field house is closed for rehabilitation until summer/fall 2027). August brings the Fringe Festival to the neighbourhood’s doorstep. It is dense and occasionally noisy near the avenue, and much of daily life can be done on foot.

New build or resale here?

Queen Alexandra’s infill-versus-character decision carries an investment layer most mature neighbourhoods lack. New infill — often designed with legal suites — monetizes university-driven rental demand and commands top pricing. Character homes deliver the neighbourhood’s charm at lower entry points but require the standard pre-war diligence: wiring, foundations, sewer lines. Get renovation quotes before you commit to an original home.

Who is building

New construction in and around Queen Alexandra

New construction comes from Edmonton’s infill builders — skinny homes, duplexes and suite-ready multiplexes on redeveloped lots. No production builders operate here; the market is defined by century-old character stock and high-demand redevelopment land.

Questions buyers ask about Queen Alexandra

Is Queen Alexandra a good place to invest in rental property?

In our experience, the University of Alberta, its hospital and Whyte Avenue jobs keep rental demand steady. As always, run numbers on realistic rents and factor the age of any existing structure into your maintenance reserve.

What are the schools like near Queen Alexandra?

Strong and varied: Strathcona High School sits within the neighbourhood and Old Scona Academic — an application-based academic high school offering International Baccalaureate — just beside it. École Queen Alexandra School (K–6) offers French immersion and Logos Christian programs, Our Lady of Mount Carmel Catholic Elementary School (K–9) is in the neighbourhood, and J. H. Picard (Edmonton Catholic) offers French immersion nearby. Check designations, program entry and a specific address with each board.

How walkable is Queen Alexandra?

Genuinely walkable — groceries, the farmers’ market, restaurants, cinemas and transit are close by on foot, and the University of Alberta’s campus is just beyond neighbouring Garneau. Blocks nearest Whyte Avenue trade some quiet for that convenience; the southern streets balance both.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times.
