Laurier Heights occupies the kind of ground cities only give away once: a treed plateau above the North Saskatchewan River, wrapped by Buena Vista Park and Sir Wilfrid Laurier Park, about 6 km from downtown and about 4 km from West Edmonton Mall in a straight line. The housing is predominantly 1950s and 1960s — bungalows and split-levels on wide, deep lots — and that vintage is precisely the opportunity. Original homes here trade on land value as much as house value, and the neighbourhood has entered a steady rebuild cycle, with substantial renovations and new two-storeys appearing on the strongest streets, especially those with valley outlooks. Laurier Heights suits established families who want a K–9 school in the neighbourhood, downsizers who refuse to leave the river valley, and buyers playing the long game on a rebuild lot. The insider angle: lots backing or facing parkland carry the premiums, but the interior streets share the same canopy and quiet.
The river valley is the point. Buena Vista Park and its off-leash meadows sit directly below the neighbourhood, Sir Wilfrid Laurier Park hosts picnic seasons and river access, and the Edmonton Valley Zoo is effectively a resident amenity for young families. Trail connections run east along the valley toward Hawrelak Park and downtown, and a bicycle commute along the valley is realistic. Daily needs route to the shops along 142 Street and 87 Avenue and the Jasper Gates area, with West Edmonton Mall about 4 km to the west in a straight line and the Misericordia Community Hospital (16940 87 Avenue) on the way. The community league runs an outdoor rink and an active events calendar, sustaining the unhurried, generational character the neighbourhood is known for.
Here the calculus is original-versus-rebuild. Original mid-century homes offer big lots, solid framing and the neighbourhood’s full location value at its lowest entry price — but many need major mechanical and envelope updates — get an inspection and quotes before you buy. Rebuilds and heavy renovations capture the location with none of the compromise, at the top of the neighbourhood’s price range. The financial logic favours buyers who either renovate strategically over time or commit fully to a rebuild; the half-measure — overpaying for a lightly updated original — is the trap.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.

Its fundamentals are as durable as Edmonton offers: irreplaceable river-valley position, large lots, an in-neighbourhood K–9 school and a visible rebuild cycle lifting street values. Original homes trade substantially on land value, so downside tends to be cushioned. The premium streets face parkland; the value streets sit two blocks in.
On there were 9 homes for sale in Laurier Heights on the MLS® System, starting at $625,000 (REALTORS® Association of Edmonton data). Original bungalows and split-levels are the entry point, varying with lot and condition; renovated homes sit above them, and new custom rebuilds at the top. Valley-view and park-backing properties command clear premiums. Ask us for recent comparable sales before you set a budget.
Yes — the neighbourhood sees rebuild activity. Edmonton’s Zoning Bylaw 20001, in effect since January 1, 2024, retired the old Mature Neighbourhood Overlay; check the lot’s zone (for example RS, Small Scale Residential) on the City’s zoning map and confirm what is allowed with the City before you plan a rebuild. Custom and infill builders experienced in mature west-central Edmonton are the right partners here.
Laurier Heights School, an Edmonton Public Schools K–9, sits inside the neighbourhood and is a major draw. Parkview School (K–9) is in neighbouring Parkview, Ross Sheppard High School is a public senior high in Woodcroft, and Edmonton Catholic Schools’ west-end options include St. Francis Xavier High School. Check a specific address and program offerings with each board.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times.
