Ritchie has become shorthand for a certain kind of Edmonton life: walk the dog in Mill Creek Ravine, stop at Ritchie Market, cycle up to Whyte Avenue. The neighbourhood’s early-1900s roots survive in pockets of character homes, but the past decade has layered in modern infill — skinny homes, duplexes and small multi-unit projects. That mix suits two buyers: professionals who want ravine-and-café walkability, and infill purchasers betting on the neighbourhood’s direction. The insider angle: Ritchie pricing is street-sensitive. Blocks nearest the ravine and the market command clear premiums, while the neighbourhood’s southern and western edges still offer original bungalows at prices that make renovation or holding-and-rebuilding genuinely viable. Under Edmonton’s Zoning Bylaw (in force since January 1, 2024), the RS Small Scale Residential Zone allows detached, attached and multi-unit homes up to three storeys — check a specific lot’s zone on the City’s zoning map.
The Ritchie Market building at 9570 76 Avenue NW is the neighbourhood’s living room — food and drink under one roof (tenants change, so check what is open). Mill Creek Ravine runs the full eastern boundary, giving residents forested trails that reach the river valley without crossing a major road. Whyte Avenue’s restaurants, the Old Strathcona Farmers’ Market and the Fringe Festival grounds sit just to the north. Ritchie Community League keeps an active rink-and-events calendar, and the Valley Line LRT has stopped at nearby Bonnie Doon since it opened on November 4, 2023. It packs a lot of daily texture into a few walkable blocks.
Ritchie’s market is a straight infill-versus-character contest. New infill buys modern mechanicals, legal suites and energy performance at the top of the neighbourhood’s price range. Character homes cost less to enter but demand due diligence: knob-and-tube wiring, original foundations and undersized services are common in pre-war stock. The middle path — a thoughtfully renovated original — sits between the two on price, when one comes up.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Ritchie
Ritchie’s new supply comes from Edmonton’s infill community — small and mid-size builders delivering skinny homes, duplexes and multiplexes under the city’s small-scale zoning. No production builders operate here; character stock and lot-by-lot redevelopment define the market.

It combines three things: Mill Creek Ravine trails, genuine walk-to amenities anchored by Ritchie Market, and proximity to Whyte Avenue and downtown. A decade of infill has broadened the housing mix.
On there were 23 homes for sale in Ritchie on the MLS® System, starting at $163,000 (REALTORS® Association of Edmonton data). New infill — duplex sides and detached skinny homes — sits at the top of the neighbourhood’s range, varying with finish and proximity to the ravine. Original homes suitable for renovation or redevelopment enter below it, with wide lots near the ravine commanding premiums. Builder pricing changes with each project — ask us for current price sheets.
Yes, with eyes open. It has elementary schools in and beside it — Escuela Mill Creek (a Spanish bilingual K–6) inside and King Edward School next door — Strathcona High School close by, the ravine as a backyard and an active community league. Yards on infill properties are smaller than suburban standards, and busy 99 Street runs through the west side — families tend to favour the quieter interior blocks.
Character homes cost less upfront but carry pre-war realities: wiring, foundations and plumbing need inspection-grade scrutiny, and insurers ask questions. New infill costs more but delivers warranty, suites and efficiency. If your budget sits between the two, a renovated original is often the sweet spot — scarce, but worth waiting for.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times.
