Old Strathcona was a city before it was a neighbourhood — incorporated in 1907, absorbed by Edmonton in 1912 — and the brick commercial blocks along Whyte Avenue still carry that independence. It works like an urban village: the Old Strathcona Farmers’ Market has run since 1983 and now opens Saturdays and Sundays, the Edmonton Fringe Theatre Festival takes over the streets every August, and the everyday texture is bookshops, venues, cafés and patios. The housing follows the history: tree-canopied streets of character homes — foursquares, wartime bungalows, infill — in the residential blocks of Strathcona, alongside walk-up and mid-rise condos closer to the avenue. Condos are the usual entry point, with character homes and infill at the upper end. The University of Alberta is just west, beyond Garneau, which shapes the market: in our experience rental demand is steady, and the buyer pool spans students’ parents, professors, medical staff and downsizers who want the High Level Bridge between them and downtown. The insider angle: character homes here trade on condition and permits, not just charm — a properly renovated century home is a genuinely scarce asset, and we inspect accordingly.
The rhythm here is the avenue’s. Saturday starts at the Old Strathcona Farmers’ Market and spills onto Whyte — record shops, bookstores, patios, and independent theatre and live-music venues. August belongs to the Fringe, when the whole district becomes a stage. Mill Creek Ravine offers forest trails close to the bars, connecting into the river valley system toward the Kinsmen and the High Level Bridge, with its summer streetcar crossing to downtown. The University of Alberta and its hospital lie to the west, beyond Garneau, and Ritchie, with the Ritchie Market, is across Whyte Avenue to the south-east.
Old Strathcona has no new-community construction — the choice is between resale condo, character home and modern infill. Resale condos are the attainable entry, but building age varies enormously, so condo-document review is non-negotiable. Character homes trade on the quality and paper trail of their renovations: a permitted, professionally updated foursquare commands a premium and earns it; an unpermitted flip is a liability wearing shiplap. Modern infill — skinny homes and duplexes on subdivided lots — delivers new-home warranty and current code inside the heritage streetscape, typically at the district’s top price band. We match the diligence to the asset.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Old Strathcona
Old Strathcona is a heritage resale district with no builder programs; new supply comes through individual infill projects — skinny homes, duplexes and boutique condos — which we evaluate case by case.
Ask us for current builder price sheets, and whether a price includes GST.
Old Strathcona formally refers to the heritage commercial district around Whyte Avenue — a Provincial Historic Area — while Strathcona is the surrounding residential neighbourhood of tree-lined streets and character homes. In practice, listings use the names loosely. Buyers should care about the block-by-block reality: proximity to the avenue means walkability and noise in the same breath, and we walk clients through both at different times of day.
On there were 54 homes for sale in Old Strathcona on the MLS® System, starting at $99,900 (REALTORS® Association of Edmonton data). Condos are the usual entry point, while renovated century homes and new infill occupy the upper band. Condition and renovation history move prices here more than square footage — ask us for recent sales on the blocks you’re considering.
It’s a classic choice: the University of Alberta is just west, beyond Garneau, so students can walk, cycle or ride transit, and in our experience rental demand is steady. Parents buying a condo for a student’s degree years — then holding or reselling — is a strategy we run regularly here. Old Scona Academic, in the neighbourhood, and Strathcona High School, nearby, also make the area strong for families with teens; check the designation for a specific address with Edmonton Public Schools.
They can be — knob-and-tube wiring, original foundations and century-old envelopes are real considerations — which is why permits and inspection quality matter so much here. A properly updated character home, with documented electrical, plumbing and structural work, is a scarce and resilient asset. An unpermitted renovation is a discount waiting to be negotiated. We bring inspectors who know pre-war construction specifically.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
