Living in Cambrian

Researched July 2026 by our team · facts checked October 2026

Cambrian is Rohit’s community in Sherwood Park, a 310-acre master plan on Strathcona County’s north side that won the Canadian Home Builders’ Association (Edmonton region) Best New Community award in 2024 (Rohit Group). The plan mixes ravine-backing estate homes, duplexes and townhomes across varied densities, with parks, future school sites and integrated commercial woven through rather than bolted on. With Mattamy’s Hearthstone it makes up Cambrian Crossing, which Strathcona County projects at about 12,600 people at build-out. It suits buyers who want Sherwood Park’s county services, schools and small-town rhythm in a new home, plus commuters to Refinery Row and north Edmonton via Yellowhead Trail. Full disclosure and full advantage: as a Rohit Homes internal partner, we see Cambrian’s inventory, pricing and lot releases before they hit the portals — including designer duplexes with Rohit’s designer-interior packages included, which is a genuinely different value proposition than a standard spec home.

Cambrian’s plan centres on its park network and naturalized ravine edges, with trails linking residential pockets to future school and commercial sites. Until the on-site commercial builds out, daily errands run through north Sherwood Park’s established retail — the Emerald Hills district to the south has groceries, restaurants and the Emerald Hills Regional Park sports fields, and Baseline Road’s commercial corridor lies farther south. Strathcona County’s recreation infrastructure is a genuine draw: Millennium Place is about 4 km away in a straight line, and the Strathcona Wilderness Centre’s trail system is about 19 km to the east. Yellowhead Trail, just south of the community, is the road west to north Edmonton.

New build or resale here?

Cambrian is new enough that resale barely exists — this is a new-construction community, and the comparison that matters is Cambrian versus established Sherwood Park resale. An older Sherwood Park bungalow or two-storey buys you mature trees and a known street, but typically carries 1980s–2000s mechanicals and finishes. A new Cambrian duplex or single-family home at a similar price delivers current energy code, new-home warranty and Rohit’s designer-curated interiors — no beige-spec compromise. For buyers set on Sherwood Park schools and county services in a brand-new home, Cambrian and Mattamy’s Hearthstone next door are the places to compare.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times.
