Capilano is the east side’s river-valley neighbourhood. Built mostly in the 1950s — most homes date from before 1960 (City of Edmonton) — its curving streets and generous lots sit against the valley parkland, with the river valley and the Gold Bar Ravine on three sides; Gold Bar Park and Capilano Park are neighbourhood assets, not weekend destinations, and Wayne Gretzky Drive and 101 Avenue lead downtown, about 5 km away in a straight line. The housing stock is classic mid-century: bungalows, split-levels and the occasional storey-and-a-half, increasingly punctuated by renovations and selective infill as buyers rediscover the area’s fundamentals. Capilano suits families who want big yards and parkland, downsizers staying near the valley, and renovators. The insider angle: streets closest to the valley rim and the footbridge to Gold Bar carry quiet premiums, but the whole neighbourhood shares the same canopy and valley access.
Gold Bar Park is the anchor — on the river’s south bank at the end of 50 Street, with picnic sites, an off-leash area, trails and cross-country ski trails in winter (City of Edmonton). Capilano Park adds a bookable picnic site, an off-leash trail, a dock with a hand and boat launch, and ski and snowshoe trails. Capilano Mall, in neighbouring Ottewell at 50 Street and 98 Avenue, covers daily retail, and the Hardisty Fitness and Leisure Centre (10535 65 Street) has a pool and a fitness centre — the pool is closed for maintenance until June 20, 2027 (City of Edmonton). Downtown is about 5 km west in a straight line, via 101 Avenue or Wayne Gretzky Drive, and the centre of Sherwood Park about 8 km east. It is an unflashy, livable package of parkland and proximity.
Capilano’s market is established-versus-renovated rather than new-versus-resale — infill exists but remains selective. Original mid-century homes are the entry point and reward buyers who can sequence updates: mechanical first, envelope second, cosmetic last. Renovated homes cost more but arrive finished. The rebuild case is strengthening on valley-adjacent lots, where land fundamentals justify custom construction. The caution is standard for the vintage: inspect sewers, electrical and foundations, and price mature-tree root and drainage realities into offers on the biggest lots.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Capilano
Capilano is a mature neighbourhood served by renovation specialists and small infill builders doing selective rebuilds, particularly near the valley. Mid-century character — wide lots, brick accents, mature elms — remains the area’s defining stock.

It pairs direct river-valley access with mid-century homes on large lots. The housing requires vintage-appropriate diligence, and retail is functional rather than fashionable.
On there were 6 homes for sale in Capilano on the MLS® System, starting at $340,000 (REALTORS® Association of Edmonton data). Original bungalows and split-levels are the entry point, renovated homes sit above them, and valley-adjacent properties and new infill above that. Ask us for recent comparable sales before you set a budget.
The river valley is the headline: Gold Bar Park’s trails, picnic sites and winter ski trails sit at the neighbourhood’s edge. Capilano Park adds an off-leash trail, a boat launch and ski trails, the Hardisty Fitness and Leisure Centre has a pool (closed for maintenance until June 20, 2027) and a fitness centre, and Capilano Mall in Ottewell handles everyday shopping.
For most buyers, renovation wins: the mid-century structures are generally sound, lots are generous, and a sequenced update reaches modern comfort well below rebuild cost. Rebuilding makes sense on valley-adjacent lots where land value supports custom construction. Either way, start with a thorough inspection of sewer lines, electrical and foundation condition.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026.
