Living in Cy Becker

Researched July 2026 by our team · facts checked October 2026

Cy Becker sits in Edmonton’s Pilot Sound area, tucked between 167 Avenue and Manning Drive, and it has become a practical family address. Development began in the early 2010s and the community is now approaching build-out, which changes the buying calculus: this is increasingly a young-resale market rather than a showhome market. Streets are organized around a central pond and connected pathways, with a mix of townhomes, duplexes and single-family homes that kept entry pricing accessible. It suits first-time buyers, growing families and anyone working along the Manning corridor, the refineries or Fort Saskatchewan. The insider angle for buyers: because most housing stock here is under fifteen years old, you can often capture near-new construction quality — modern layouts, newer furnaces and shingles — at resale pricing, without a build wait. Knowing which phases and builders held up best is where a specialist earns their fee.

The community’s central pond and pathway loop anchor daily life — it is a genuine stroller-and-scooter neighbourhood, with playgrounds distributed through the phases. Manning Town Centre, about 2 km to the south-east in a straight line, has FreshCo, Canadian Tire, Cabela’s, Homesense and a Cineplex (its directory and leasing brochure, October 2026), so most weekly errands stay close. The Clareview Community Recreation Centre, about 3 km to the south in a straight line, bundles pools, rinks, a fitness centre and a public library branch under one roof. For bigger green space, Hermitage Park and Rundle Park sit in the northeast river valley (City of Edmonton), and Anthony Henday Drive makes weekend escapes toward Elk Island National Park straightforward.

  • Building now
New build or resale here?

Cy Becker is close to built out, so genuinely new construction is limited to scattered remaining lots and the odd spec home rather than full showhome rows. The practical comparison for most buyers is young resale in Cy Becker versus brand-new construction in neighbouring Marquis or McConachie. Young resale here means 2013–2022 homes with landscaping, fencing and blinds already done — costs that add up quickly on a new build. New construction next door buys the latest specifications and warranty but adds a construction wait. Many families price both before deciding.

Schools

As the guide lists them — designations follow your address

  • Christ the King Catholic Elementary/Junior High School — Edmonton Catholic Schools, Grades 1–9 for now (Kindergarten goes to Anne Fitzgerald until the new Crystallina Nera East school opens), in neighbouring McConachie
  • Soraya Hafez School — Edmonton Public Schools, K–6, in neighbouring McConachie
  • Dr. Donald Massey School — Edmonton Public, K–9, in neighbouring Hollick-Kenyon
  • Archbishop O’Leary High School — Edmonton Catholic, 10–12 (Glengarry)
  • M.E. LaZerte School — Edmonton Public, 10–12 (Kilkenny); designated schools are not always the closest — check a specific address with each board’s school locator

Who is building

Questions buyers ask about Cy Becker

Is Cy Becker a good neighbourhood for first-time buyers?

Yes — it suits first-time buyers well: townhomes and duplexes give the community a genuine entry level, the housing stock is nearly all under fifteen years old, and Manning Town Centre is about 2 km away. The trade-off is a longer run to downtown than central neighbourhoods. Prices move with each listing — ask us for the current townhome and duplex options. On there were 23 homes for sale in Cy Becker on the MLS® System, starting at $279,998 (REALTORS® Association of Edmonton data).

Are there still new homes being built in Cy Becker?

Very few. The community is approaching build-out, so new-construction opportunities are limited to remaining scattered lots and occasional spec homes. Buyers set on a brand-new home in this pocket of the northeast typically look at neighbouring Marquis, where active building continues, and compare it against young resale in Cy Becker.

What schools are in or near Cy Becker?

The closest are next door: Christ the King Catholic Elementary/Junior High (Edmonton Catholic Schools) and Soraya Hafez School (Edmonton Public Schools, K–6) in McConachie, and Dr. Donald Massey School (public, K–9) in Hollick-Kenyon. Designations shift as the northeast grows and are not always the closest school, so check a specific address with each board’s school locator.
