Terwillegar — covering Terwillegar Towne and South Terwillegar — is what Edmonton’s new communities are trying to grow up into. Terwillegar Towne was the first Edmonton community planned and built on a neo-traditional design (City of Edmonton), starting in the late 1990s with houses close to the street and a town centre on Towne Centre Boulevard; South Terwillegar followed through the 2000s with a denser mix of townhomes and family singles. Two decades on, the payoff is infrastructure: the Booster Juice Recreation Centre in Terwillegar (formerly the Terwillegar Community Recreation Centre), one of the City’s premier recreation centres; Lillian Osborne High School; established K–9 schools, and direct access to Terwillegar Park’s off-leash river valley expanse. Housing spans condos, townhomes and family homes through to executive properties. It suits buyers who rank schools, recreation and mature trees above new-home warranty. The insider angle: as a resale-driven market, condition varies house by house here — inspection quality and renovation history matter far more than they do in the new communities we sell.
The Booster Juice Recreation Centre in Terwillegar (2051 Leger Road) is the anchor — an aquatic centre (eight-lane 53-metre pool, wave pool, lazy river and waterslide), four NHL-sized ice sheets, a fitness centre with a 206-metre indoor track, a multi-sport Flexi-Hall and an indoor playground (City of Edmonton). Terwillegar Park, at the end of Rabbit Hill Road, delivers the wilder side: an expansive off-leash area, a canoe launch and a 262-metre footbridge across the North Saskatchewan to Jan Reimer Park (formerly Oleskiw River Valley Park). Terwillegar Towne’s main street adds village-scale retail — groceries, coffee, services — while South Terwillegar connects quickly to the Currents of Windermere’s full shopping district. Rabbit Hill Road, Terwillegar Drive (being widened in stages; the last is due in service by 2028, City of Edmonton) and Anthony Henday Drive handle the commutes.
There is no meaningful new construction in Terwillegar — the district built out years ago — so the real comparison is Terwillegar resale versus a new build in Windermere, Glenridding or Keswick to the south-west. Terwillegar buys operating schools, the rec centre, river valley access and mature streets; the new communities counter with warranty, current code and untouched finishes. For renovated Terwillegar homes, verify permits and workmanship carefully — a well-renovated 2003 two-storey here can outperform a new build on location, but only if the renovation is real.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Terwillegar
Terwillegar was built out between the late 1990s and early 2010s by Edmonton’s major production builders of that era; today there are no active builder programs, and the market is entirely resale.

It has a lot for families: K–9 schools in Terwillegar Towne (Esther Starkman) and next door in MacTaggart (Nellie Carlson), Lillian Osborne High School, the Booster Juice Recreation Centre in Terwillegar, and Terwillegar Park’s river valley trails. The trade-off versus newer communities is home age — most housing stock dates from 1998–2012.

No — the district is built out, so purchases here are resale. Buyers who love the location but want new construction typically look at Windermere, Glenridding or Keswick to the south-west, where builders including Rohit Homes have live inventory. We help clients price that trade-off: Terwillegar’s finished infrastructure versus a new home’s warranty and specifications.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
