Living in Stillwater

Researched July 2026 by our team · facts checked October 2026

Stillwater is a developing neighbourhood in southwest Edmonton’s Riverview district, west of River’s Edge and south of The Uplands, Mattamy Homes builds its own Stillwater community there, and Qualico Communities’ Verge at Stillwater, in the same neighbourhood, lists builders including Pacesetter, Sterling, Jayman BUILT and Homes by Avi. Mattamy’s part centres on a private homeowners’ association amenity centre — skating rink, splash pad, playground and basketball court (Mattamy Homes); ask whether a specific address belongs to it. Homes run from modern townhomes to detached family homes, most between roughly 1,265 and 2,865 square feet. The insider angle: the builders sell in phases, so timing a release matters; we track those releases so clients don’t miss the lot they want.

Stillwater’s daily rhythm is built around the HOA amenity centre — skating rink in winter, splash pad in summer, playground year-round — and the pond and trail loops that thread through the community’s naturalized edges. The broader Riverview district borders the North Saskatchewan River valley system, so longer walks and rides connect toward genuine ravine country rather than sound walls. Errands run through the Currents of Windermere Shopping Centre, about 5 km away in a straight line — Walmart, Safeway, The Home Depot, Cineplex, restaurants and services in one place (its owner’s leasing brochure). Anthony Henday Drive, about 4 km from the centre of the community, connects to West Edmonton Mall, the west-end employment areas and the airport.

  • Building now
New build or resale here?

Stillwater is young, so most resale homes are only a few years old and sell against the builders’ own new releases; a resale often includes landscaping, fencing, blinds or appliances that a new build prices separately. For buyers, a new Stillwater home means choosing your lot and finishes with full warranty; a young resale means immediate possession and finished extras. Run both numbers — the total-cost gap is often smaller than the sticker gap suggests.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
