Living in Secord

Researched July 2026 by our team · facts checked October 2026

Secord sits at the western edge of Edmonton, just south of Stony Plain Road and west of Winterburn Road (215 Street), with Anthony Henday Drive about 3 km east of its centre. The original Secord and Secord Heights phases are largely built out — Secord Heights is sold out — which means the streets already have mature-ish trees, finished ponds and a K–9 school in operation, while West Secord carries the remaining new-construction opportunity. That combination is rarer than it sounds: most buyers choose between an established neighbourhood and a brand-new one, and Secord lets you have both on the same street grid. It suits families who want a K–9 school inside the neighbourhood from day one (David Thomas King uses a lottery for new students — check with the board), and commuters heading to Acheson, downtown or anywhere on the Henday. The insider angle: with limited lots left, West Secord releases move quickly, so getting on a builder’s list early matters.

Daily life in Secord orbits the central pond and the naturalized wetland corridor, which link to a walking-trail loop used year-round. David Thomas King School anchors the community’s park space, with playgrounds and sports fields alongside. For shopping, the Winterburn Road commercial areas and the shops at Webber Greens, next door to the east, cover groceries, fitness and dining. The Wedgewood Ravine lies to the south-east, and the Lewis Farms Transit Centre (with Park & Ride) is at Webber Greens Drive. West Edmonton Mall, about 5 km east in a straight line, covers everything else.

New build or resale here?

Secord is one of the few west-end communities where new and resale genuinely compete. Resale homes in the original phases (roughly 2010s builds) come with landscaping and fencing done, while a new West Secord build gets you current specifications, full warranty and today’s energy code — but you’ll add yard work and window coverings to the budget. If a walkable finished streetscape matters most, resale wins; if you want to pick your own finishes in the community’s final chapter, West Secord is the play.

Questions buyers ask about Secord

Are there still new homes for sale in Secord?

Yes — but only in West Secord. Secord Heights is sold out and the original phases are built out, so remaining new construction comes from a small group of builders on the final lot releases. Townhomes and laned homes make up most of the entry-level inventory; front-garage lots are the scarcest, so act early if that’s your target.

Is there a school in Secord?

Yes — two. David Thomas King School (Edmonton Public Schools, K–9) and St. Josephine Bakhita Catholic Elementary/Junior High (Edmonton Catholic Schools, K–9) both operate in the community, which is unusual for a neighbourhood this young. For senior high, Jasper Place High School (public) and St. Oscar Romero (Catholic) are in the west end. Designations follow the address — check a specific home with each board’s school locator before you buy.

What do homes in Secord cost?

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
