Living in Rosenthal

Researched July 2026 by our team · facts checked October 2026

Rosenthal sits in the Lewis Farms area on Edmonton’s western edge, west of Winterburn Road and north of Whitemud Drive, beyond Anthony Henday Drive. Developed by Melcor, the community is organized around stormwater ponds, wetlands and a pathway spine, with a housing mix that runs from townhomes to front-attached-garage singles. It suits young families and commuters oriented west and south — Whitemud and the Henday are immediate — plus buyers who work in the Acheson Industrial Area in Parkland County, just west of the city. The new-construction angle: Rosenthal is in its later phases, so the market is a blend of final new-build opportunities and abundant young resale. School designations here have also been actively evolving as the west end’s new schools open, which is exactly the kind of detail worth verifying before writing an offer.

Rosenthal’s pathway network links its ponds, with several kilometres of trails, fountains, a bridge and a gazebo (the developer’s site), and playgrounds and a spray park are spread through the phases (Melcor). Retail needs split between the Winterburn Road corridor — including West Granville Centre (Costco) at Whitemud Drive — the shops at Webber Greens, and West Edmonton Mall, about 5 km east in a straight line. The Lewis Farms Transit Centre (Webber Greens Drive and Suder Greens Drive) has a Park & Ride, and the City’s mistahaya wîkihk Community Recreation Centre — recreation centre, library and district park at 22103 92 Avenue NW — is under construction, with opening expected in fall 2028 (City of Edmonton).

  • Building now
New build or resale here?

Rosenthal’s later-phase status makes the new-versus-resale comparison unusually concrete: remaining new builds sit streets away from three-to-ten-year-old resale of similar design. New construction offers current specifications, builder warranty and first-owner condition, but resale here typically includes finished landscaping, fencing, decks and window coverings — real money on a new-build budget. For buyers flexible on either path, the deciding factors are usually possession timing and whether a specific remaining lot justifies the new-build premium.

Questions buyers ask about Rosenthal

Is Rosenthal a good community for families?

It suits many families, with pond-side pathways, playgrounds and a spray park. New schools keep arriving: St. Josephine Bakhita Catholic School (K–9) is open next door in Secord, and Edmonton Public Schools has a K–6 under construction in Rosenthal itself. Homes run from townhomes to front-attached-garage single-family homes, and builder pricing on the final phases changes with each release — ask us for current price sheets. On there were 61 homes for sale in Rosenthal on the MLS® System, starting at $249,000 (REALTORS® Association of Edmonton data).

Are new homes still available in Rosenthal?

The community is in its later phases, so new construction remains available but selection is narrowing — a mix of remaining lots and builder spec homes rather than wide-open phase releases. Buyers wanting maximum new-build choice in the west end often compare Rosenthal’s remaining inventory against newer neighbouring communities before deciding.

What schools are in or near Rosenthal?

No school is open inside Rosenthal yet: Edmonton Public Schools has a K–6 under construction there, with no opening date set after the province extended its timeline for geotechnical work, and Edmonton Catholic Schools has provincial design funding for a Catholic high school in Lewis Farms (Rosenthal). Open schools close by include David Thomas King School (public, K–9) and St. Josephine Bakhita Catholic School (K–9) in neighbouring Secord, and Bishop David Motiuk (Catholic, K–9) in Webber Greens. Boundaries evolve quickly in growth areas — check a specific address with each board’s school locator.
