Living in The Hamptons

Researched July 2026 by our team · facts checked October 2026

The Hamptons is the southern neighbourhood of west Edmonton’s Grange area (City of Edmonton), a family community developed through the 2000s and 2010s along Anthony Henday Drive, and it has matured into exactly what its planners drew: tree-lined crescents, stormwater ponds stitched together by walking trails, and a K–9 school — Bessie Nichols — operating right on Hemingway Road. That last point matters: no “future school site” sign. The housing spans condos through single-family homes, with duplexes filling the middle. It suits families planted for the school years, professionals working the west-end health corridor around the Misericordia, and anyone whose life runs on the Henday, which runs along the community’s east side. The insider angle: Kim Hung School sits just across the line in neighbouring Granville, Edmonton Catholic’s Sister Annata Brockman School is on Hemingway Road too, and which school an address is designated to is one of the first things families ask about. We check the current designation for every Hamptons property with both boards before clients write an offer.

Daily life in The Hamptons runs on foot more than most suburbs: the pond-and-trail network links the community’s parks to Bessie Nichols School, so the school run, the dog walk and the evening loop share the same paths. The shops along 199 Street — Hampton Terrace and Hampton Market, and the Grange shops in Glastonbury — handle groceries and daily errands. West Edmonton Mall is about 5 km to the north-east in a straight line, and the City’s mistahaya wîkihk Community Recreation Centre — pools, a twin arena and a library at 22103 92 Avenue NW — is under construction and expected to open in fall 2028 (City of Edmonton). The Wedgewood Ravine trails lie to the south-east, with a trailhead at Lessard Road and 184 Street.

New build or resale here?

The Hamptons is essentially built out, so buyers here are choosing its resale against new construction farther west in communities like Secord, The Uplands and Rosenthal. Hamptons resale buys an operating K–9 school, grown-in trees, finished trails and a proven streetscape — the things new communities promise for later. A new build farther west answers with warranty, current energy code and pick-your-own finishes. For many families, the school-today argument decides it.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times.
