Living in Marquis

Researched July 2026 by our team · facts checked October 2026

Marquis was the first neighbourhood plan approved in Edmonton’s Horse Hill area (2015; Quarry Ridge’s followed in 2021 — City of Edmonton, Horse Hill District Plan), north of 167 Avenue near Manning Drive, and it represents what the early years of a community look like: active showhomes, fresh infrastructure and pricing that still reflects builder competition rather than resale scarcity. It suits first-time purchasers, young families and trades or industrial workers oriented toward the Manning corridor and Fort Saskatchewan. Because Marquis is early in its build-out, the new-construction dynamics matter a great deal here: lot premiums, phase timing and builder incentives shift month to month, and the difference between a well-negotiated build and a rack-rate one is real money. The honest caveat a specialist will give you: amenities inside the neighbourhood are still maturing, so you are buying the trajectory — with Manning Town Centre carrying the retail load in the meantime.

Marquis’s everyday convenience currently runs through Manning Town Centre (Manning Drive and 153 Avenue), about 6 km to the south-west in a straight line — part of what its leasing agent calls northeast Edmonton’s largest retail power centre, with groceries, big-box stores, restaurants and a Cineplex. Inside the neighbourhood, construction of parks and pathway connections continues phase by phase, with stormwater ponds forming the green spine typical of Edmonton’s newest communities. The broader Horse Hill area borders the North Saskatchewan River valley on its eastern edge, and much of the Horse Hill area is still farmland on Class 1 soils, with the City’s plan protecting its natural areas and river valley (Horse Hill District Plan). The Clareview Community Recreation Centre (3804 139 Avenue) covers pools, rinks, fitness and a library.

  • Building now
New build or resale here?

Marquis is a new-construction market first: showhomes are active, lot selection is genuine and builder incentives — appliance packages, upgrade credits, rate buydowns through builder lenders — are negotiable in a way resale never is. The early resale that does exist is only a few years old, so the usual new-versus-resale gap narrows to warranty coverage and specification currency versus finished landscaping and window coverings. Buyers should also weigh phase location: early phases sit closer to eventual amenities, while newer phases may carry shallower lots or interim gravel access during construction seasons.

Questions buyers ask about Marquis

Is Marquis a good place to buy a new-construction home?

It is an active new-build market, which works in a buyer’s favour: multiple builders competing on the same streets means genuine lot selection and negotiable incentives. The trade-off is that in-neighbourhood amenities are still years from complete, and only an elementary school (Horse Hill, K–6) operates inside the neighbourhood so far.

Builder incentives can meaningfully change effective pricing, which is why quotes should be compared line by line. Builder pricing changes with each release — ask us for current price sheets.

Are there schools in Marquis?

One so far: Horse Hill School (Edmonton Public Schools, K–6) is inside Marquis on Meridian Street NE. Junior and senior high students travel to established northeast schools, and Edmonton Catholic Schools received provincial planning approval in March 2026 for a new Catholic K–9 in nearby Kirkness to serve the Kirkness and Horse Hill area, with no opening date yet. Check a specific address with each board’s school locator.
