Living in Hollick-Kenyon

Researched July 2026 by our team · facts checked October 2026

Hollick-Kenyon is one of six Pilot Sound neighbourhoods in northeast Edmonton, all named for pilots (City of Edmonton) — this one honours Herbert Hollick-Kenyon, who flew on the first trans-Antarctic flight in 1935. The neighbourhood built out through the 1990s and 2000s, which puts it in the sweet spot of Edmonton’s established suburbs: mature trees, finished parks, an operating K–9 school inside the community, and none of the construction traffic of the newer Pilot Sound phases across 167 Avenue. The housing runs from condos through duplexes and townhomes to single-family homes. It suits first-time buyers and young families who want walkable elementary years, and commuters working at Manning Town Centre, the northeast industrial parks or CFB Edmonton. The insider angle: compare both sides of 167 Avenue — Hollick-Kenyon resale against new builds in McConachie and Cy Becker — on a finished, all-in basis.

Hollick-Kenyon’s daily rhythm is classic established-suburb: kids walking to Dr. Donald Massey School, evening loops through the linked park-and-playground network, and weekend errands close to home. Manning Town Centre (Manning Drive and 153 Avenue) — part of what its leasing agent calls northeast Edmonton’s largest retail power centre, with FreshCo, Canadian Tire and a Cineplex — is about 2 km away in a straight line, and the Clareview Community Recreation Centre’s pools, rinks and library are about 3 km to the south-east in a straight line. The Clareview LRT station connects to the Capital Line for downtown trips without parking headaches. For bigger outdoor days, Hermitage Park and Rundle Park are in the river valley to the south.

New build or resale here?

The comparison practically draws itself: Hollick-Kenyon resale versus new construction in McConachie or Cy Becker, across 167 Avenue. Resale here buys a larger 1990s–2000s lot, mature landscaping, an operating K–9 school and a finished streetscape. New construction answers back with warranty, current energy code and modern layouts including suite-ready options. For buyers whose priority is walkable school years starting this September rather than in a few years, the established side of Pilot Sound has the school open now.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026.
