Living in Desrochers

Researched July 2026 by our team · facts checked October 2026

Marketed by Jayman BUILT as Desrochers Villages, the community sits south of Ellerslie Road in Heritage Valley, with a mix of laned and front-garage single-family homes, duplexes and townhomes. Jayman BUILT and Pacesetter Homes both list Desrochers Villages among their communities (the builders’ own sites, October 2026). The location bet is infrastructural: the City of Edmonton is building the Capital Line South LRT extension to Ellerslie Road (completion expected in 2029), where the Heritage Valley Park & Ride already operates. A south Edmonton hospital was once planned for a site near 127 Street and Ellerslie Road; Alberta’s Major Projects registry lists that project as cancelled in 2024. Dr. Anne Anderson High School is next door in the Heritage Valley town centre area. It suits families who want a front-garage detached home in a new community, and buyers positioning ahead of the LRT extension. The insider angle: with more than one builder selling, the real work is comparing plans, lots and quick-possession homes side by side — which is exactly what we track.

Desrochers today runs on Heritage Valley’s shared infrastructure. Daily errands run to the shops along James Mowatt Trail and Ellerslie Road, with the Currents of Windermere, about 5 km to the north in a straight line, for bigger trips. Dr. Anne Anderson High School is open in the district, and the Heritage Valley Park & Ride, to the north-east, runs an ETS shuttle to Century Park LRT station until the Capital Line South extension opens. Inside the community, stormwater ponds and connecting trails are building out with the phases, and the Jagare Ridge golf course lies in the Whitemud Creek ravine to the north-west. Edmonton International Airport is about 10 km away in a straight line.

New build or resale here?

Desrochers is a new-construction community first — resale exists but is young, mostly homes built within the last five to eight years, with landscaping and blinds done. New construction keeps the advantage on selection: laned, front-garage and duplex plans are available, including suite-ready and side-entrance plans the earliest phases lack. The sharper comparison is external: Desrochers new builds against established resale in Rutherford or Allard next door — finished homes with older mechanicals. If warranty, current energy code and a modern plan matter most, Desrochers belongs on the list.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026.
