Rutherford is the neighbourhood that showed Heritage Valley could work. Named for Alexander Cameron Rutherford, Alberta’s first premier, it built out through the 2000s into a complete family community — and its defining asset is two schools operating inside the boundaries, Johnny Bright (Edmonton Public, K–9) and Monsignor Fee Otterson (Edmonton Catholic). Both school systems have a school inside the neighbourhood. The housing mix runs from condos and townhomes through laned and front-garage family homes. Shops along James Mowatt Trail and Ellerslie Road cover daily errands, and Blackmud Creek’s ravine system runs nearby for trail time. It suits first-time buyers and young families who want the school question answered on day one, and value-focused buyers comparing it with the Windermere district to the north-west. The insider angle: Rutherford resale competes directly with new construction in nearby Desrochers and Cavanagh — same district, same commutes — so compare them on a finished, all-in basis.
Rutherford runs at family speed. The two schools anchor the community’s park spaces and social calendar, with playgrounds, sports fields and pond-side trail loops threading the residential pockets. Errands stay close: the shops along James Mowatt Trail and Ellerslie Road — including Sobeys at 1109 James Mowatt Trail SW — cover groceries and services, with the Currents of Windermere, about 5 km to the north-west in a straight line, for bigger retail runs. Blackmud Creek’s ravine trails offer proper nature walks just east, and golfers have Jagare Ridge Golf Club on Ellerslie Road SW. Edmonton International Airport is about 13 km away in a straight line, and the Heritage Valley Transit Centre and Park & Ride (Ellerslie Road and 127 Street SW) will sit beside the new Heritage Valley North LRT station — the City expects construction of the Capital Line South extension to finish in 2029, followed by testing.
Rutherford is built out, so the live comparison is Rutherford resale against new construction in nearby Desrochers or Cavanagh. Resale here buys a 2000s home with the community finished around it — both schools operating, retail established, mature landscaping. New construction counters with warranty, current energy code and suite-ready floor plans that Rutherford’s era of housing rarely offers. The practical test: if walking distance to an operating school outweighs picking your own finishes, Rutherford wins; if a legal-suite plan or new-home warranty drives the decision, look south to Desrochers or Cavanagh.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Rutherford
Rutherford was built out through the 2000s by Edmonton’s production builders of that era; there are no significant active builder programs today, so opportunities come through resale.
Ask us for current builder price sheets, and whether a price includes GST.
Two schools operate inside the community — Johnny Bright (Edmonton Public, K–9) and Monsignor Fee Otterson (Edmonton Catholic) — so both school systems have a school inside the neighbourhood. For senior high, Dr. Anne Anderson (public) and Father Michael McCaffery (Catholic) are both next door in the Heritage Valley town centre area. Check a specific address with each board’s school locator before you buy.

It has a lot for families: both school systems on site, parks and pond trails built into the street grid, retail on the doorstep and quiet, finished streets. The housing stock is mostly 2000s construction, so budget for the usual mid-life items — roofs, furnaces, fences — when comparing against newer communities nearby.
They share the district, schools orbit and commutes, so it comes down to trade-offs: Rutherford offers finished streetscapes and walkable operating schools; Desrochers offers new-home warranty, current code and modern suite-ready plans. We run this exact comparison for clients regularly — often the same budget genuinely works in both.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). City figures and the outline: City of Edmonton Open Data, read . Contains information licensed under the Open Government Licence – City of Edmonton. Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
