Crystallina Nera — split into West and East halves north of 167 Avenue in Edmonton’s Lake District — is the kind of community that rewards buyers who look one step ahead. Its housing stock is new and near-new: duplexes and single-family homes built through the 2010s and 2020s, with well-lit trails through the community (Genstar, the developer). It suits young families who want newer housing in north Edmonton. The forward-looking angle: infrastructure is catching up to the rooftops. A new Catholic K–9 school, Our Lady of Hope, is under construction in Crystallina Nera East with opening anticipated around 2028, and a public elementary is planned.
Crystallina Nera’s trails are lit for evening walks (Genstar, the developer), and playgrounds are distributed through the phases. To the south-west, Beaumaris Lake — the City’s oldest stormwater lake — has about 2.5 km of trail around it (City of Edmonton). Daily retail runs along the 167 Avenue corridor and at Newcastle Centre (167 Avenue and 127 Street, with Sobeys), and Manning Town Centre is about 5 km to the east in a straight line. The Castle Downs Recreation Centre and adjacent YMCA facilities cover pools, ice and fitness, while Anthony Henday Drive at the community’s north edge makes cross-city and St. Albert trips efficient.
Remaining new construction in Crystallina Nera competes directly with its own young resale. New builds offer current code, warranty and specification choice, but resale homes from the late 2010s onward come with completed landscaping, fencing and window coverings — routinely a significant post-possession expense on a new build. Because the community’s first school is not due until fall 2028, some families deliberately buy resale now at today’s pricing to be established when Our Lady of Hope opens, a timing play worth discussing openly.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Crystallina Nera
Genstar develops Crystallina Nera and names Akash Homes, Coventry Homes, Daytona Homes and Impact Homes among its builders, and Pacesetter Homes builds in Vita Crystallina (developer and builder sites, October 2026); a substantial young-resale market comes from the original build-out.

Edmonton Public Schools received provincial planning funding in March 2026 for a K–6 in Crystallina Nera, with no opening date yet. Until then, open schools nearby include Soraya Hafez School (Edmonton Public Schools, K–6) in neighbouring McConachie, Lago Lindo School and Bishop Greschuk in Lago Lindo, and Florence Hallock in Belle Rive; check a specific address with each board’s school locator.
The mix is dominated by duplexes and single-family homes — both laned and front-attached-garage formats — with some townhome pockets. Because most of the community was built from the 2010s onward, even resale inventory is modern in layout: open-plan mains, ensuite-and-walk-in primary suites, and unfinished basements ready for future development.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
