Living in Klarvatten

Researched July 2026 by our team · facts checked October 2026

Klarvatten — Swedish for “clear water” — sits in north Edmonton’s Lake District, and this one earns the name: Poplar Lake — the Klarvatten Wetland, a large stormwater lake and wetland — sits in the east-central part of the neighbourhood, with a walking path around it (City of Edmonton). Its first homes went up in the late 1980s and most were built in the 2000s (City of Edmonton), with newer homes still being added, so the streets carry mature trees and settled landscaping while still offering the occasional fresh build. The housing runs from attached product to larger family homes, with single-family the bulk of the community. It suits families who want an established neighbourhood with genuine green space, and commuters heading to CFB Edmonton, the northeast industrial corridors or downtown via 97 Street and Anthony Henday Drive. The insider angle: homes beside the wetland come up only now and then, so if that is the goal, be ready before one lists.

Life in Klarvatten orbits Poplar Lake, the protected Klarvatten Wetland: the path around it draws walkers, runners and strollers year-round. Neighbourhood parks and playgrounds fill out the green network, and the broader Lake District links toward Beaumaris Lake for longer walks. Errands run through the shops at 91 Street and 167 Avenue, along 167 Avenue to the west and at the Namao Centre on 97 Street, while Manning Town Centre is about 6 km to the east in a straight line. Downtown is about 10 km to the south, also in a straight line, and CFB Edmonton is about 5 km away.

New build or resale here?

Klarvatten is an established community, so the honest comparison is its resale stock against new construction in the newer Lake District and north-Edmonton communities nearby. Resale here buys mature trees, finished yards and proximity to the wetland itself. A newer build nearby offers current energy code, warranty and modern layouts. Budget for the age: homes from this era may need shingles, furnaces or windows addressed, so a good inspection matters more here than in a five-year-old neighbourhood.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times.
