Researched July 2026 by our team · facts checked October 2026
Summerside is built around a 32-acre man-made lake with a genuine sandy beach, stocked for fishing, skateable in winter, and reserved for residents through the Summerside Residents Association. Every homeowner holds membership, which turns July into swimming and paddling season and January into rink season without leaving the neighbourhood. Most of the community was built through the 2000s and 2010s, so this is largely a resale market — condos and townhomes through detached family homes and lakefront estates — though a few new townhomes still come to market (the MLS® System listed new 2026 townhomes by StreetSide Developments in October 2026). It suits families who’ll actually use the water, and buyers who want resort texture with Michael Strembitsky School inside the community and shops along Ellerslie Road to the north. The insider angle: an interior townhome and a lakefront estate share the same beach, though the annual fee differs by lot type (Summerside Residents Association) — compare the fee along with the price.
Life here runs on lake time. The residents association gives members a sandy beach, swimming, rentals of kayaks, canoes, paddleboards and pedal boats, fishing (it stocks the lake with trout every year) and a concession; in winter the lake opens for skating once the ice is measured. Michael Strembitsky School sits inside the community, and the park-and-trail network links the lake to neighbourhood greens. Community shops along Ellerslie Road, on the north edge, handle daily errands, with South Edmonton Common about 3 km to the north-west in a straight line. Edmonton International Airport is about 15 km away, also in a straight line.
Summerside is largely built out, so for most buyers the new-versus-resale question is Summerside resale against a new build in a nearby community like The Orchards or Mattson; only a few new townhomes sell inside the community. Resale here buys the lake, along with mature landscaping and operating schools. A new build nearby offers warranty, current code and designer finishes, but no beach. Budget note: membership in the Summerside Residents Association is mandatory and secured by an encumbrance on title, so factor the annual fee into any comparison.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Summerside
Summerside was developed by Brookfield Residential (then Carma) and is largely built out; most opportunities come through resale, with a few new townhomes still selling (StreetSide Developments, October 2026).
Ask us for current builder price sheets, and whether a price includes GST.
No — Lake Summerside is private, reserved for residents and their guests. Membership in the Summerside Residents Association is mandatory with the purchase of a home and secured by an encumbrance on title, and its annual fee, which differs by lot type, covers the beach, boat rentals, fishing, winter skating and programming (Summerside Residents Association).
On there were 70 homes for sale in Summerside on the MLS® System, starting at $200,000 (REALTORS® Association of Edmonton data). Homes run from condos and townhomes through semi-detached and detached family homes to lakefront estates, and every home shares the same beach, though the annual fee differs by lot type. Resale prices turn on size, condition and location within the community — ask us for recent comparable sales.
Only a few. Summerside is largely built out, though some new townhomes still come to market (the MLS® System listed new 2026 townhomes by StreetSide Developments in October 2026). Buyers who want more choice of new construction nearby look at The Orchards next door or Mattson, east of 66 Street, then weigh a new-home warranty against Summerside’s finished streetscapes and its lake. We can run that comparison with you property by property.
Two K–9 schools sit right in the community: Michael Strembitsky School (Edmonton Public Schools) and Father Michael Mireau Catholic Elementary/Junior High (Edmonton Catholic Schools). Jan Reimer School (public K–9) is next door in The Orchards and Ellerslie Campus School (public K–9) next door in Charlesworth, and J. Percy Page High School is in Mill Woods. Designations shift as the southeast grows — check a specific address with each board’s school locator before buying.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). City figures and the outline: City of Edmonton Open Data, read . Contains information licensed under the Open Government Licence – City of Edmonton. Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
