Living in St. Albert

Researched July 2026 by our team · facts checked October 2026

St. Albert was founded in 1861 — the oldest non-fortified community in Alberta — and is known as the Botanical Arts City; MoneySense named it Canada’s best place to live in 2014 and its best small city to live in 2016 (City of St. Albert). The Sturgeon River winds through its centre, stitched by the Red Willow trail system; St. Albert Place — the Douglas Cardinal-designed civic landmark — anchors a genuine arts calendar; and the Saturday farmers’ market takes over downtown in summer. The housing runs from condos and townhomes through family homes to estates, with single-family homes at its core. Growth runs along the city’s edges: Riverside, Jensen Lakes with its residents-only beach lake and on-site K–9 school, and Chérot on the western boundary — the new community we know best, with its own dedicated guide. It suits families optimizing for schools and civic amenity, buyers who want small-city identity about 15 km from downtown Edmonton in a straight line, and move-up purchasers who’ve outgrown starter suburbs. The insider angle: the City is twinning Ray Gibbon Drive in four phases — two finished in 2020 and 2023, the rest scheduled through 2027/2028 (City of St. Albert) — beside the new west-side communities.

St. Albert’s civic life is its moat. Servus Credit Union Place — aquatics, triple arenas, fieldhouse, fitness — anchors recreation; the Arden Theatre (more than 200 performances a year, City of St. Albert) and St. Albert Place carry the arts calendar; and the summer farmers’ market fills downtown on Saturdays. The Red Willow Trail System — more than 99 kilometres of trails (City of St. Albert) — follows the Sturgeon River through the city’s heart, linking its parks. Jensen Lakes adds a residents-only beach lake on the growth edge. Retail runs the length of St. Albert Trail, and the Enjoy Centre’s greenhouse-market hybrid is a destination in its own right. It’s an unusually complete daily orbit.

New build or resale here?

St. Albert resale buys maturity — established lots, grown trees and proximity to the river-valley trail spine — but older homes here still command serious money, often with 1980s–2000s mechanicals attached. New construction in Chérot, Riverside and Jensen Lakes counters with current energy code, warranty and layouts designed for how families live now. Jensen Lakes adds the beach-club amenity fee to the math; Chérot offers the cleanest lot selection. For most move-up buyers here, the honest comparison is a specific resale street against a specific new phase — we run both.

Questions buyers ask about St. Albert

What do homes in St. Albert cost?

On there were 252 homes for sale in St. Albert on the MLS® System, starting at $125,000 (REALTORS® Association of Edmonton data). What buyers pay for here is the finished product: schools, civic amenities, the Sturgeon River trail system and decades of consistent planning. New communities like Chérot and Riverside let you buy new at builder pricing. Builder pricing changes with each release — ask us for current price sheets.

Where are the new homes in St. Albert?

Three fronts: Chérot on the western boundary — the community we know best, with its own guide on our site — plus Riverside and Jensen Lakes with its residents-only beach lake and on-site K–9 school. All three sit near Ray Gibbon Drive, which the City is twinning in phases through 2027/2028.

What schools does St. Albert have?

Two divisions serve the city: St. Albert Public Schools (Bellerose Composite and Paul Kane high schools — Paul Kane carries the division’s Grades 10–12 French immersion) and Greater St. Albert Catholic Schools (École Secondaire St. Albert Catholic High, which also offers French immersion, and its feeder schools). Jensen Lakes has two K–9s of its own, Joseph M. Demko School (public) and Sister Alphonse Academy (Catholic). Designations shift as the west side grows, so confirm by address with both divisions before you buy.

Is Jensen Lakes really a beach community?

Yes — Jensen Lakes is built around a man-made lake with a sandy beach for residents and their guests by membership (its beach club building is still planned, the developer says), an amenity model similar to Edmonton’s Summerside. Factor the annual fee into carrying costs. Combined with the on-site K–9 school and newer construction, it’s become the family-forward face of St. Albert’s growth — though Chérot and Riverside compete hard on lot selection and pricing.

How many homes are for sale in St. Albert, and where do prices start?

On there were 252 homes for sale in St. Albert on the MLS® System, starting at $125,000 (REALTORS® Association of Edmonton data).

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
