Researched October 2026 by our team · facts checked October 2026
Meltwater is a new neighbourhood in southeast Edmonton’s Decoteau area, around 17 Avenue and 46 Street SW — south of Ellerslie Road between 50 Street and 34 Street, with Walker to the west and Charlesworth and Alces across Ellerslie Road (City of Edmonton neighbourhood map); its neighbourhood plan was approved in 2021 and its first new-home permits came in 2025 (City of Edmonton). Its new construction is single-family homes. The MLS® data counts it in Zone 53 with Alces, Charlesworth and The Orchards, and the southeast leg of Anthony Henday Drive is the neighbourhood’s link to the rest of the city.
Meltwater’s daily life runs on the southeast’s map: the Meadows recreation centre and library for swimming, skating and the gym, South Edmonton Common for shopping and the cinema, and the Henday for the airport, Sherwood Park and the rest of the city. Downtown is about 15 km away in a straight line. The neighbourhood’s own parks and ponds arrive with its phases.
Meltwater is a new-construction neighbourhood, so the resale comparison is with Charlesworth, Walker and Alces next door, where the first phases now have a few years on them. A resale home there brings a finished yard, a fence and mature trees; a new build in Meltwater brings the builder’s warranty, today’s energy code and a floorplan chosen while the phase is open. Prices on both sides move with the builders’ releases.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.

Choosing the street matters as much as choosing the house. Tell us what your days look like, and we’ll show you the neighbourhoods that fit, and the homes in them.
About this information. The guide’s text was researched October 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). City figures and the outline: City of Edmonton Open Data, read . Contains information licensed under the Open Government Licence – City of Edmonton. Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
