Living in Lynnwood

Researched July 2026 by our team · facts checked October 2026

Lynnwood is the kind of neighbourhood Edmontonians drive past for years without realizing what it offers. Tucked into the west end between 87 Avenue and Whitemud Drive, it was built mainly from the late 1950s, with development continuing into the early 1980s (City of Edmonton), and it keeps the era’s virtues: wide lots, deep setbacks, an elementary school at its centre and a street grid that discourages through-traffic. West Edmonton Mall is about 2 km to the west in a straight line, the Misericordia Community Hospital is nearby on 87 Avenue, and the river valley at Laurier and Buena Vista parks lies to the south-east. The neighbourhood suits families who want mature-area schools and yards, healthcare workers at the Misericordia, and renovators looking for mid-century homes on wide lots. The insider angle: Lynnwood shares much of the canopy, lot size and access of its river-valley neighbours — ask us for recent sales on both sides of Whitemud Drive.

Lynnwood’s lifestyle case is proximity without exposure. West Edmonton Mall — with its waterpark, rink, cinemas and several hundred stores — is about 2 km away in a straight line, close enough for casual errands. Meadowlark Health & Shopping Centre covers the practical tier of groceries, clinics and pharmacy, and the Misericordia Community Hospital anchors the area’s healthcare employment. Whitemud Drive leads to the river valley’s Laurier Park, the Buena Vista off-leash area and the Edmonton Valley Zoo, and downtown is about 7 km to the east in a straight line. The neighbourhood itself keeps a modest profile: elementary schools, playgrounds, a community league outdoor rink and mature trees.

New build or resale here?

Lynnwood’s decision is established-versus-infill. Original bungalows are the entry point, with the standard 1960s checklist — furnace, windows, electrical panel, sewer line — and generous lots that renovate beautifully. Renovated homes cost more but arrive finished. Infill is emerging rather than established here. Buyers wanting a finished modern home have limited but growing selection; buyers with renovation appetite have generous lots to work with.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026.
