The Village at Griesbach is built on the former Griesbach Barracks of CFB Edmonton and was master-planned by Canada Lands Company (now part of Build Canada Homes). It pairs heritage-inspired architecture — front porches, boulevard trees, rear-lane garages — with a generous public realm: four lakes, parks and memorials to Canada’s military history, and a village centre. Its school is already open, with Major-General Griesbach School (K–9) inside the neighbourhood. Griesbach suits buyers who value streetscape and walkability over maximum square footage per dollar: young professionals, families and downsizers drawn to its townhomes and character singles. The insider angle: the community is in its final phases, so remaining new-construction opportunities are increasingly scarce and specific. Knowing which builders hold the last allocations — and how resale premiums behave street by street around the lakes — is where informed guidance changes outcomes here.
Griesbach was designed to be walked. Its four lakes and more than 5 km of walking paths through five parks, with memorials to the land’s military history (Build Canada Homes), form the community’s living room, busy with strollers and runners. The 24-acre Central Hill Park, the village centre and the boulevard system give it a formal feel. Groceries and daily services line the community’s edges along 97 Street and 137 Avenue, with the Namao Centre shops on 97 Street to the north. The Castle Downs Family YMCA (pools, fitness) and the City’s Castle Downs Arena, both on 153 Avenue, cover swimming, ice and fitness. Downtown is about 7 km south in a straight line, with NAIT and Kingsway Mall on the way.
Griesbach’s new-versus-resale question is really a scarcity question. New construction is confined to final phases, with architectural controls keeping quality consistent but choice narrowing every quarter. Resale, meanwhile, spans nearly two decades of build-out — from early-2000s character homes needing mechanical updates to nearly-new lake-district product. Buyers should compare specific streets, not just specific houses.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.

For buyers who weight streetscape, parks and walkability, it is arguably north Edmonton’s premier community. The master-planned public realm, on-site K–9 school and short distance to downtown (about 7 km in a straight line) have historically supported resilient resale values. Homes run from townhomes to lake-facing and estate homes — ask us which streets and builders have homes available now. On there were 33 homes for sale in Griesbach on the MLS® System, starting at $249,000 (REALTORS® Association of Edmonton data).
Yes, but selection is tightening. The community is in its final phases under the master plan of Canada Lands Company (now part of Build Canada Homes), so new construction is limited to remaining builder allocations and infill lots. Buyers set on new should move deliberately; otherwise, the deep resale market — nearly twenty years of build-out — offers heritage-styled homes at every price point.
Major-General Griesbach School, an Edmonton Public Schools K–9, sits inside the community. Queen Elizabeth High School (public, 10–12) is about a kilometre away in Killarney, and Archbishop O’Leary (Edmonton Catholic Schools, 10–12) is nearby in Glengarry. Designations follow the address — check a specific home with each board’s school locator.
Its origin. Built on the former Griesbach Barracks and planned by Canada Lands Company (now part of Build Canada Homes), it carries architectural controls, boulevard trees, military memorial parks and four lakes. The result reads closer to an established garden suburb than a new subdivision — and the market prices that character accordingly.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
