Cavanagh occupies the southern reach of Heritage Valley in southwest Edmonton, named for Terry Cavanagh, the city’s first Edmonton-born mayor. Building since 2015 (City building permits), it offers laned and front-garage singles and duplexes from several builders. Its geography is the asset: Highway 2 (the QE II) and Anthony Henday Drive meet nearby, Edmonton International Airport is about 12 km away in a straight line, and the Century Park LRT covers the downtown run while the City builds the Capital Line South extension toward Ellerslie Road (completion expected in 2029). It suits airport-economy workers, frequent flyers, and buyers who want newer construction in the southwest. The insider angle: Cavanagh’s pond-and-ravine edges hide some genuinely good walkout lots that get less attention than equivalent lots in Chappelle or Windermere.
Cavanagh’s green spine is its stormwater ponds and the trail connections threading toward Blackmud Creek. Daily errands currently run north: the Ellerslie Road corridor and Sobeys on James Mowatt Trail cover groceries and services, while the Currents of Windermere handles the bigger retail trips. To the west, Dr. Anne Anderson High School is open in the Heritage Valley Town Centre, and to the north-west the Capital Line South LRT extension, under construction, will reach Ellerslie Road at the Heritage Valley Park & Ride, which already operates (City of Edmonton). For golf, Jagare Ridge Golf Club is on Ellerslie Road SW and RedTail Landing is at Edmonton International Airport.
Cavanagh’s resale homes are young — built since 2015 — so resale here mostly means a lightly used home with yard and blinds done. New construction keeps the advantage on selection: several builders offer duplex, laned and move-up plans, including suite-ready layouts. Where resale wins is possession speed. For most Cavanagh buyers the honest answer is: compare a specific resale against a specific quick-possession, side by side.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). City figures and the outline: City of Edmonton Open Data, read . Contains information licensed under the Open Government Licence – City of Edmonton. Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
