Living in Ambleside

Researched July 2026 by our team · facts checked October 2026

Ambleside is where the Windermere district does its daily living. With the Currents of Windermere on its north side (City of Edmonton), the neighbourhood puts more than a million square feet of retail — groceries, cinemas, restaurants, medical, fitness — within walking distance of much of its housing, and Dr. Margaret-Ann Armour School (K–9) operates right in the community. That combination makes Ambleside the district’s practical entry point: while Windermere proper carries the estate product, Ambleside’s market is condo- and townhome-heavy, with family singles layered in. The neighbourhood has a park of about 4 hectares (about 10 acres), a preserved aspen woodland of about 4 hectares (Ambleside Neighbourhood Structure Plan) and storm ponds, with the Greater Windermere Community League running programming across the district. It suits first-time buyers who want to start inside a premium district rather than commute to one, young families sequencing around the on-site school, and downsizers who want walkable errands. The insider angle: condo buildings vary — fees, reserve funds and board health deserve as much attention as the unit.

Much of Ambleside is close to the Currents — Safeway and Walmart, Cineplex Odeon, restaurants from quick lunch to date night, banks, clinics and fitness (its directory) — which compresses the errand half of life. The community’s green framework does the rest: a park of about 4 hectares, a preserved aspen woodland, and storm ponds with walking trails. Dr. Margaret-Ann Armour School anchors the family rhythm, the Greater Windermere Community League runs events across the district, and the Booster Juice Recreation Centre in Terwillegar (2051 Leger Road) is about 3 km to the north in a straight line. Anthony Henday Drive runs along the community’s north edge.

New build or resale here?

Ambleside is largely built out, so most purchases here are resale — 2000s-and-2010s homes with landscaping done and the school already operating. New-construction opportunities surface mainly as multi-family releases rather than single-family lots. That flips the usual question: rather than new-versus-resale within Ambleside, buyers weigh an Ambleside resale against a new build in a younger southwest community like Desrochers or the Windermere district’s remaining enclaves. Ambleside’s counterargument is location maturity — walkable retail and an on-site K–9 that new communities spend a decade waiting for. If those two things top your list, Ambleside resale belongs on the shortlist.

Questions buyers ask about Ambleside

What do homes in Ambleside cost?

On there were 60 homes for sale in Ambleside on the MLS® System, starting at $135,000 (REALTORS® Association of Edmonton data). Condos and townhomes sit at the entry level, with single-family homes above them. Prices vary with building, condition and condo fees — ask us for recent comparable sales.

Is there a school in Ambleside?

Yes — Dr. Margaret-Ann Armour School (Edmonton Public Schools, K–9) operates inside the community; the school says it serves Ambleside and neighbouring Glenridding Heights, and that not all students living in its attendance area are able to attend (Edmonton Public’s growth-control lottery). St. John XXIII (Edmonton Catholic Schools, K–9) is in adjacent Windermere, and Lillian Osborne (public) and Mother Margaret Mary (Catholic) high schools are in Terwillegar. Check a specific address with each board’s school locator before purchasing.

Is Ambleside walkable?

By new-suburb standards, genuinely — much of the neighbourhood sits within walking distance of the Currents of Windermere’s shops, restaurants and services, and the internal trail network links the park, the woodland and the storm ponds. A Saturday of errands, coffee and a playground stop on foot is realistic for much of the neighbourhood.

Is Ambleside good for first-time buyers?

It suits many first-time buyers: condo and townhome entry points, with a K–9 school and district-scale retail already operating. The trade-off is limited new construction — most inventory is resale, so condition and condo-board health deserve careful review.

How many homes are for sale in Ambleside, and where do prices start?

On there were 60 homes for sale in Ambleside on the MLS® System, starting at $135,000 (REALTORS® Association of Edmonton data).

Are new homes being built in Ambleside?

From October 2025 to September 2026 the City of Edmonton issued new-building permits for 0 homes (dwelling units) in Ambleside, against 33 the year before.
