Allard is one of Heritage Valley’s largely built-out chapters: named for Dr. Charles Allard, the surgeon-entrepreneur behind one of Edmonton’s great business families, it built out through the 2010s into a neighbourhood that now functions the way the master plan promised. Dr. Lila Fahlman School (K–9) operates beside the central park on Allard Boulevard, the pond and trail network is mature, and the housing ladder runs from condos through townhomes to executive homes. Allard’s houses went up mostly between 2010 and 2019, so it trades largely as a resale market; new apartment buildings were permitted in 2025 (City of Edmonton building permits). It suits buyers who want southwest-new-ish (2010s construction, modern layouts) without new-community waiting — the school is open, the trees are planted, the bus routes run.
Allard’s centre of gravity is the park beside Dr. Lila Fahlman School on Allard Boulevard — playgrounds, sports fields and the community’s social calendar in one place — with the stormwater pond and trail loop handling the daily dog-walk circuit. Blackmud Creek’s ravine trails run just east for longer outings. Retail is close: shops along James Mowatt Trail — Sobeys (1109 James Mowatt Trail SW) and the Heritage Valley Town Centre — cover groceries, medical, coffee and dining, and the Currents of Windermere, about 7 km to the north-west in a straight line, adds the big-retail trips. Edmonton International Airport is about 11 km away, also in a straight line, and the Heritage Valley Park & Ride runs an ETS shuttle to Century Park LRT station until the Capital Line South extension opens (completion expected in 2029, City of Edmonton).
Allard’s houses are largely built, so the live question is Allard resale versus new construction in neighbouring Cavanagh or Desrochers. Allard resale buys a 2010s home with the community finished around it — school open, landscaping mature, no construction traffic. New construction next door counters with warranty, current energy code and suite-ready plans. The honest arithmetic: compare a specific Allard resale against a specific new build, line by line, including how much life the roof and mechanicals have left.
As the guide lists them — designations follow your address
Designations follow the address — check a specific home with each board’s locator: Edmonton Public Schools — Find a School · Edmonton Catholic Schools — Locate Your School. Some Edmonton Public schools are full in some grades or use a lottery for new students; each school’s page on epsb.ca says which. School rankings: the Fraser Institute’s report card (on its own site).
We check school details against each board’s own published information and keep them as current as we can, but grades, programs, boundaries and enrolment can change at any time. Please confirm the details for a specific home directly with the school board before relying on them — school information here is a courtesy, not a guarantee.
New construction in and around Allard
Allard’s houses were built through the 2010s by a broad group of Edmonton production builders; today house opportunities come mostly through resale and occasional infill, alongside apartment buildings permitted in 2025 (City building permits).
Ask us for current builder price sheets, and whether a price includes GST.
It has a lot for families: Dr. Lila Fahlman School (K–9 public) sits inside the community beside the central park, Monsignor Fee Otterson (Catholic) is nearby in Rutherford, and Dr. Anne Anderson High School is next door in the Heritage Valley town centre area. Add the pond trail loop, mature playgrounds and quiet built-out streets, and the family case largely makes itself.
On there were 47 homes for sale in Allard on the MLS® System, starting at $149,000 (REALTORS® Association of Edmonton data). The housing ladder runs from condos and townhomes through single-family homes to executive properties. Resale prices turn on size, age and condition — ask us for recent comparable sales.
Rarely as a house — Allard’s houses were mostly built by 2019, so new single-family opportunities are limited to occasional final lots or infill, though new apartment buildings were permitted in 2025 (City building permits). Buyers set on a brand-new house in this pocket usually look at Cavanagh or Desrochers next door, then weigh the new-home warranty against Allard’s finished streetscapes. We routinely run that comparison both ways.
About 16 km from downtown Edmonton (City Hall) and 11 km from Edmonton International Airport, in a straight line from the centre of Allard. Highway 2 (the QE II) is the road to the airport, and Anthony Henday Drive, about 4 km to the north, handles crosstown trips. The Heritage Valley Park & Ride runs an ETS shuttle to Century Park LRT station until the Capital Line South extension reaches Ellerslie Road (completion expected in 2029, City of Edmonton).

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
