Vacancy starts at 3.8%, the Edmonton-area rental vacancy in CMHC’s October 2025 Rental Market Survey (purpose-built apartments). Property tax starts at Edmonton’s 2026 residential rate, 1.036% of assessed value (City of Edmonton), on the price — type your own if you know it. Closing costs start at 1.5% of the price, the low end of the 1.5% to 4% the Financial Consumer Agency of Canada tells buyers to be ready for (Alberta has no land transfer tax). Insurance, maintenance and management start as round illustrations, not quotes — replace them with real figures for the property.

Questions people ask
How much down payment does a rental property need?
For a rental you won’t live in, this calculator assumes conventional financing: at least 20% down, with no mortgage insurance. Canada Mortgage and Housing Corporation (CMHC) does insure loans on rentals of 2 to 4 units that the owner doesn’t live in — its Income Property insurance, arranged through a lender — but only on a loan of at most 80% of the value, so that still means at least 20% down (and an amortization of at most 25 years). If you will live in one of the units (a suite or one side of a duplex), owner-occupied rules apply: from 5% down, with CMHC insurance added.
What is cash-on-cash return?
A year’s cash flow after the mortgage, divided by the cash you put in (down payment plus closing costs). It shows what your own money earns; the cap rate, by contrast, ignores the mortgage.
What counts as an operating expense?
Property tax, insurance, maintenance, property management, condo fees and anything else you pay to run the property, plus the rent lost to vacancy. The mortgage is not an operating expense — it is financing.
What property tax does it start with?
Edmonton’s 2026 residential rate, 1.036% of assessed value (City of Edmonton), on the purchase price, per month. Type the real figure from the property’s tax notice when you have it.

About these numbers. Estimates only, with Canadian semi-annual compounding. A rental you won’t live in is worked out with conventional financing: at least 20% down and no mortgage insurance (CMHC’s insured option for 2 to 4 unit rentals also needs at least 20% down); owner-occupied uses Canada’s minimum down payment and CMHC insurance, the same rules as our mortgage calculator. The starting rate is the lowest advertised 5-yr fixed among major Canadian lenders, via Ratehub (verified October 16, 2026), unless you set your own. Income tax, capital costs and vacancy beyond what you enter are not included. Not financial advice. Not a mortgage approval or a rate offer — confirm with a licensed mortgage professional. 7th Avenue Realty (MaxWell Polaris), Edmonton.
