Privacy Policy.

Effective July 6, 2026 · Last updated October 26, 2026

Your trust matters more to us than your data. This page explains, in plain language, what personal information we collect on this website, how we use and share it, where it is stored, and the control you have over it. We follow Alberta's Personal Information Protection Act (PIPA) and, where it applies, the federal Personal Information Protection and Electronic Documents Act (PIPEDA).

Who we are

7th Avenue Realty is a residential real estate team in Edmonton led by Fadi Georgi, REALTOR®. The team is licensed with, and works under, its brokerage, MaxWell Polaris, 4107 99 Street NW, Edmonton, Alberta T6E 3N4. In this policy, "we" means the 7th Avenue Realty team and, for the records a brokerage must keep, MaxWell Polaris. Fadi Georgi is responsible for the personal information collected through this website; his contact details are at the end of this page.

What we collect

  • Information you give us — when you request an estimate, book a consultation, or ask about a listing, we collect what you enter: typically your name, email, phone number, a property address and your message, together with the consent wording you agreed to and the date. When you ask about a listing, the listing's address, MLS® number and link are sent with your request so we know which home you mean.
  • The monthly edit — if you sign up for our newsletter, we collect your first name and email address, with your consent, and use them only to send you our monthly Edmonton edit.
  • Site analytics — Google Analytics 4 measures how the site is used: pages viewed, approximate region, device and browser type, and how visitors found us. It uses cookies and identifiers; these statistics do not normally identify you to us by name. We never send it your name, email, phone number or anything you type into a form or a search box: it receives each page’s address without any search words or form text (only a campaign’s tags, such as utm_source or gclid, are kept), the page’s title and the page you came from. You can turn analytics off further down this page.
  • Technical information — like every website, our hosting provider processes standard technical information, such as IP addresses, to deliver the pages and keep the site secure.

This site uses no advertising or social-media trackers.

How we use it

We use your information to respond to your request, provide the real estate services you ask for, keep the records licensed real estate professionals must keep, and protect the site against misuse. We ask for your consent on every form before you submit it, and we ask again before using your information for a new purpose where the law requires it. Asking about a home, an estimate or a consultation does not sign you up for marketing; only the newsletter sign-up does.

Who we share it with

  • Our team and our brokerage — the 7th Avenue Realty REALTORS® who serve you, and MaxWell Polaris.
  • Service providers who work for us — monday.com (our client-management system), Netlify (website hosting and the form handler) and Google (analytics and the map on our Contact page). They process information to provide their service to us.
  • People your request involves — when it is needed for the service you ask for: for example a builder when you ask about one of their homes, the other side's REALTOR® or a lawyer in a transaction, or a mortgage professional you ask us to connect you with.
  • When the law requires or allows it — for example to the Real Estate Council of Alberta, or under a court order.

We never sell or rent your personal information.

What stays in your browser

The site's own features use no cookies. They keep a few choices in your browser's storage, on this device only, and never send them to us; clearing your browser's site data removes them. (Google Analytics, when it is on, uses its own cookies — see Site analytics above.)

  • Saved homes — the homes you save with the heart.
  • Your budget — the down payment, amortization and interest rate you choose for monthly payment estimates; our calculators, builder pages, Rohit Homes pages and MLS® listing pages share it.
  • Your last search — on the MLS® search and the homepage, the filters you set, the homes in the order you saw them and the one you opened, so "Back" returns you to the same place; kept until you close the tab.
  • Where you were on the Rohit Homes pages — the last home you opened, so the list returns you to its card; kept until you close the tab.
  • List or cards — whether the communities page and the Rohit Homes pages show a list or cards.
  • A tip seen — that the one-time hint on the Rohit Homes pages (how to jump between sections) has been shown, so it is not shown again.
  • Light or dark — your choice of theme.
  • Weather — the Edmonton weather shown on the site, kept for up to 30 minutes so the page does not ask for it again on every visit.
  • Analytics choice — if you turn analytics off on this page.

One thing is different: if you leave a page before Google Analytics has loaded, that visit is held briefly in this browser tab, and the next page of ours you open sends it to Google Analytics. It is cleared when you close the tab, and nothing is held while analytics is off.

Where it is stored and processed

Some of our service providers store or process information outside Canada, where it may be accessible to authorities under the laws of those countries:

  • monday.com — our client-management system, where form submissions are kept: United States.
  • Netlify — hosts the website and runs the form handler that passes your submission to monday.com, and keeps the private backup copy of each submission: United States, with copies of the public pages served from locations worldwide.
  • Google — analytics and the map on our Contact page: United States and other countries where Google operates.
  • OpenFreeMap — the map tiles on our map pages: operated from Hungary, keeping anonymized logs.

The Edmonton weather shown on the site comes straight to your browser from Environment and Climate Change Canada, the Government of Canada's weather service (Data Source: Environment and Climate Change Canada, used under its Data Servers End-use Licence; it is not MLS® data).

Google's map, Environment and Climate Change Canada and OpenFreeMap receive only what any website receives when your browser asks for a file, such as your IP address; never anything you type into our forms. Listing photos are served through our own address. If you call, text, email or WhatsApp us from the links on this site, the conversation goes through your phone or email provider, or through WhatsApp under its own policies.

You can ask Fadi Georgi (below) for written information about our policies and practices with these service providers, and he will answer any question about them.

How we protect it

  • Every page and form travels over an encrypted connection (HTTPS, which browsers are told always to use for this site).
  • Forms go through a small server function to our client-management system. To reduce the risk of losing a request if that system is briefly unavailable, the function also keeps a backup copy of each submission with our website host, Netlify. Access is restricted to authorized members of our team and, where needed to run the service, Netlify. The function's error logs are built not to record what you type into a form.
  • The keys that connect the website to our systems stay on the server; they are never in the pages.
  • Client records are available only to the people on our team who need them, behind their own sign-in.

No system is perfectly secure. If a breach creates a real risk of significant harm, we will report it to Alberta's Information and Privacy Commissioner and notify you as the law requires.

How long we keep it

  • Clients' transaction records — for as long as Alberta's real estate rules require.
  • Enquiries that do not lead to working together — up to three years after your last contact with us, in our client-management system, so we can follow up on your request. Keeping an enquiry is not consent to send you marketing (see The newsletter). Ask us any time and we will delete it sooner, unless the law requires us to keep it.
  • The website's backup copy of a form submission — deleted automatically 30 days after you submit the form, once your submission has reached our client-management system; a copy that did not reach it is kept only until we resolve it, and never more than 180 days from submission. If you ask us to delete your information, we delete this copy too, unless the law requires us to keep it.
  • Repeat-submission protection — to stop automated repeated submissions, the form handler keeps a separate check record: a one-way scrambled code made from the sending internet address and email address (not the addresses themselves), deleted after 48 hours without use. Your submission itself still contains the details you entered, and Netlify's own logs may briefly record internet addresses (see Hosting logs).
  • The newsletter — until you unsubscribe; after that we keep only what we need to make sure you are not emailed again.
  • Analytics — for the retention period set in our Google Analytics account (at most 14 months).
  • Hosting logs — kept briefly by Netlify to run and secure the site.

When information is no longer needed, we delete or securely dispose of it.

Your choices & rights

  • Access and correction — you may ask what personal information we hold about you and ask us to correct it. We confirm your identity before we release or change anything, and we answer within 45 days, as PIPA requires; in limited cases PIPA allows up to 30 more days, and we will tell you why.
  • Deletion — you may ask us to delete your information. We will, unless the law requires us to keep it; then we will tell you what we must keep and why.
  • Withdrawing consent — you may withdraw consent to further contact at any time; one message is enough. Every newsletter carries our contact details and an unsubscribe link, and we stop within 10 business days at the latest.
  • Analytics — you can turn Google Analytics off for this browser here. If your browser sends the Global Privacy Control signal, analytics stays off without you doing anything.
Analytics on this browser: on.

If we cannot give you something you ask for, for example because it includes someone else's information, we will explain why and how you can ask the Commissioner to review our decision.

Changes to this policy

We update this page when our practices change and show the date at the top. If a change affects how we use or share information you have already given us, we will say so prominently on the site and ask for your consent where the law requires it.
