Living in Sherwood Park

Researched July 2026 by our team · facts checked October 2026

Sherwood Park is officially a hamlet — Strathcona County’s urban area, home to over 75,000 residents — and the Province treats it as equivalent to a city for programs and grants (Strathcona County). County governance, an industrial tax base (industry pays a much higher municipal tax rate than homes in Strathcona County) and decades of planning have produced a family-oriented address: Elk Island schools, recreation infrastructure like Millennium Place, and mature neighbourhoods wrapped by newer ones. The market reflects that stability, with single-family homes at its core and condos and townhomes filling the entry band. New construction concentrates on the growth edges: Emerald Hills and Summerwood in the north-central corridor, and Cambrian — Rohit Land Development’s award-winning 310-acre master plan on the north side, where we have a dedicated guide and, as a Rohit Homes internal partner, first sight of inventory and lot releases. It suits families sequencing around Elk Island schools, Refinery Row and industrial-heartland workers who want to live near work, and downtown Edmonton commuters running the Baseline or Yellowhead corridors. The insider angle: in our view, new construction in Cambrian is often the easier way in.

Sherwood Park’s recreation infrastructure is city-scale: Millennium Place has aquatics, rinks, a fieldhouse and fitness, with the Kinsmen Leisure Centre and Glen Allan Recreation Complex backing it up, and Festival Place supplying a genuine performing-arts calendar. Emerald Hills Regional Park adds sports fields, including the artificial-turf Keyera Field, beside its retail district, while Broadmoor Public Golf Course and the Strathcona Wilderness Centre’s trails, east of Sherwood Park near Ardrossan, cover the green side. Retail runs the Baseline Road and Wye Road corridors end to end, so most errands stay in Sherwood Park. The community’s rhythm is unapologetically family-first: minor hockey, county festivals and school calendars set the clock.

New build or resale here?

Sherwood Park’s resale market is deep — decades of housing — but resale here is competitive, and older stock carries older mechanicals. New construction flips the equation: Cambrian, Emerald Hills and Summerwood deliver current energy code, new-home warranty and — in Cambrian’s case — Rohit’s designer-curated interiors. For buyers set on Elk Island schools and county services, new construction is currently the cleaner path in; for buyers who want mature trees on a 60-foot lot, resale still owns that category.

Questions buyers ask about Sherwood Park

Is Sherwood Park a city, a town or really a hamlet?

Officially a hamlet — Strathcona County’s urban area, home to over 75,000 residents — governed by the county rather than a city council; the Province treats it as equivalent to a city for programs and grants (Strathcona County). Practically, it operates as a full city: its own high schools, the Strathcona Community Hospital, recreation centres and retail corridors. For buyers the county structure matters mainly through taxes and services; industry pays a much higher municipal tax rate than homes (2026 rates for municipal operations: 10.82 for non-residential and 4.51 for residential property, per 1,000 dollars of assessment — Strathcona County).

What do homes in Sherwood Park cost?

On there were 191 homes for sale in Sherwood Park on the MLS® System, starting at $149,000 (REALTORS® Association of Edmonton data). Single-family homes are the core of the market, with condos and townhomes at the entry level. New construction in Cambrian comes with designer interiors included; builder pricing changes with each release — ask us for current price sheets.

Where are the new homes in Sherwood Park?

Three areas carry today’s new construction: Cambrian on the north side — Rohit’s award-winning 310-acre master plan and the community we know best (see our Cambrian guide) — plus Emerald Hills and Summerwood in the north-central corridor. As a Rohit Homes internal partner we see Cambrian’s pricing and lot releases before they’re broadly marketed, which matters in a hamlet where new supply is finite.

How is the commute from Sherwood Park to Edmonton?

About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings).
