Researched July 2026 by our team · facts checked October 2026
Beaumont began as a French-Canadian farming settlement crowned by the hilltop church of St. Vital, and it has kept the accent: the Centre-Ville main street holds its French-inspired architecture by design, and the city remains one of Alberta’s genuine Early French Immersion communities, with bilingual instruction available from kindergarten through Grade 12. Roughly a quarter of residents were under fifteen in the 2021 Census, new neighbourhoods are advancing on several fronts, and two new high schools — one public, one Catholic — have provincial design funding. For buyers, Beaumont’s proposition is specific: small-community texture, more than 33 kilometres of paved trails, and Edmonton International Airport about 12 km away in a straight line.
Beaumont’s daily texture is its main argument. Four Seasons Park (5417 43 Avenue) anchors summer with a spray park, a playground and Don Sparrow Lake, a 2.4-hectare trout pond stocked in summer and open for ice fishing in winter; the Ken Nichol Regional Recreation Centre carries hockey and curling season with two regulation-size ice rinks (September to March) and a six-sheet curling complex (City of Beaumont). More than 33 kilometres of paved trails stitch the city’s parks together, so most neighbourhoods — Triomphe Estates included — connect to green space without a car. Centre-Ville, the French-themed main street below the St. Vital church, holds the cafés, services and civic events that give Beaumont its centre of gravity.
Resale in Beaumont means an established home; building new in Triomphe Estates or Coloniale Estates buys current energy codes, new-home warranty coverage and a choice of lot. A new home can also qualify an eligible first-time buyer for the federal First-Time Home Buyers’ GST Rebate (Canada Revenue Agency).

It has a lot for families: in the 2021 Census roughly a quarter of residents were under fifteen. Families get French immersion from kindergarten to Grade 12 in Black Gold’s schools and to Grade 9 in STAR Catholic’s, more than 33 km of paved trails, Four Seasons Park and the Ken Nichol Regional Recreation Centre.
About 22 km from downtown Edmonton (City Hall) and 12 km from Edmonton International Airport, in a straight line from the centre of Beaumont. The airport lies to the west and downtown Edmonton to the north; driving time depends on the route and the time of day.
Yes — comprehensively. Beaumont is an Early French Immersion community: Black Gold School Division offers immersion from kindergarten through Grade 12, and STAR Catholic’s Académie Saint-André (K–4) and École Mother d’Youville (5–9) offer both English and French immersion streams.

Your guide
Choosing the street matters as much as choosing the house. Tell us what your days look like, and we’ll show you the neighbourhoods that fit, and the homes in them.
About this information. The guide’s text was researched July 2026; its facts were checked against official sources in October 2026. Distances are in a straight line from the centre of the outline on the map — to Edmonton City Hall for downtown, to the passenger terminal for the airport — rounded to the kilometre (those points © OpenStreetMap contributors); they are not driving distances, and the guides give no drive times. Homes for sale and the figures from them: the MLS® System (REALTORS® Association of Edmonton), read at 10:46 p.m. Edmonton time and rebuilt into this page every morning — homes only (houses, townhomes, condos and duplexes; no land, rentals or commercial listings). Town outlines © OpenStreetMap contributors (ODbL). Tags come from the guide’s own text and those figures. We don’t rank neighbourhoods by safety; the Edmonton Police Service publishes its own data.
