Don’t Make These 6 Home-Buying Mistakes This Spring Market

By Fadi Georgi, REALTOR® · Published May 22, 2026 · Updated October 28, 2026 · 3 min read

Spring is one of the busiest seasons in real estate. More listings come on the market, more buyers start searching, and homes can move quickly. That excitement can make the process fun, but it can also lead buyers to rush decisions they later regret.

Whether you’re buying your first home or planning your next move, avoiding these common mistakes can save you time, money and stress during the spring market.

1. Starting your search without a mortgage pre-approval

It’s easy to start scrolling listings before talking to a mortgage broker, but getting pre-approved first gives you a realistic budget and helps you shop with confidence.

In a competitive spring market, sellers also take pre-approved buyers more seriously. It shows you’re ready to move forward when the right home comes up.

2. Looking at homes above your budget

It happens more often than you’d think: you fall in love with homes outside your price range, and then everything else starts to feel disappointing.

Focus on homes that fit comfortably within your budget. Remember that owning a home costs more than the mortgage payment: property taxes, utilities, insurance, maintenance and the unexpected all add up. Our article How much home can you afford in Edmonton? walks through it.

3. Skipping the home inspection

When the market gets competitive, some buyers feel pressure to waive conditions to make their offer stronger. But skipping a home inspection can lead to expensive surprises later.

A professional inspection helps find issues that may not be visible during a showing, and it gives you peace of mind before one of the biggest purchases of your life.

4. Making large purchases before closing

Financing a car, opening new credit cards or making large purchases before possession day can affect your mortgage approval.

Even after you’ve been approved, lenders may review your financial situation again before closing. It’s best to keep your finances stable until the keys are in your hands.

5. Focusing only on the house

A beautiful kitchen is great, but location matters just as much.

Think about your daily life: commute times, nearby schools, grocery stores, future development, parks and the overall feel of the community. A home should fit both your needs today and your long-term plans. Our community guides are a good place to start.

6. Trying to navigate the market alone

The spring market moves quickly. The right real estate team makes a real difference when it comes to understanding pricing, negotiating and knowing when to act.

Working with an experienced REALTOR® helps you stay informed and avoid costly mistakes throughout the process.
