First-Time Homebuyer Mistakes vs. Smart Moves

By Fadi Georgi, REALTOR® · Published June 14, 2026 · Updated October 28, 2026 · 3 min read

Buying your first home is exciting, but it can also feel overwhelming. Between mortgage approvals, house hunting and closing costs, there’s a lot to navigate. The good news? Most first-time homebuyer mistakes are completely avoidable with the right guidance.

Here are some of the most common mistakes we see, and the smart moves that set you up for success.

Mistake 1: Looking at homes before getting pre-approved

Many buyers start scrolling listings and attending showings before they understand what they can comfortably afford.

Smart move: Get pre-approved before you start house hunting. A mortgage pre-approval gives you a realistic budget, strengthens your offer, and helps you focus on homes that fit your financial goals. Our article How much home can you afford in Edmonton? walks through the numbers a lender looks at.

Mistake 2: Focusing only on the mortgage payment

Your monthly mortgage is only one part of the cost of owning a home. Property taxes, utilities, insurance, maintenance and condo fees (if applicable) all add up.

Smart move: Build a complete monthly housing budget. Knowing the true cost of ownership helps you avoid financial surprises after you move in.

Mistake 3: Draining your savings for the down payment

Some buyers put every dollar they have toward the down payment, leaving little room for anything unexpected.

Smart move: Keep an emergency fund, and set money aside for closing costs: the Financial Consumer Agency of Canada tells buyers to be ready for 1.5% to 4% of the purchase price (see what closing costs to budget for in Alberta). Homeownership also brings repairs, moving costs and furniture, which are easier to handle with cash set aside. Our guide to down payments and CMHC insurance explains the minimums.

Mistake 4: Skipping professional advice

Trying to navigate the process alone can lead to missed opportunities, costly mistakes or paying more than necessary.

Smart move: Work with an experienced REALTOR® who knows the local market. A good REALTOR® helps you evaluate properties, negotiate effectively and guides you through every step.

Mistake 5: Falling in love with one home too quickly

It’s easy to get emotionally attached to a property, especially when it’s your first offer.

Smart move: Stay focused on your needs and long-term goals. There will always be other homes on the market, and the right one fits both your lifestyle and your budget.

Mistake 6: Ignoring future needs

Many first-time buyers focus only on what works today.

Smart move: Think ahead. Consider commute times, family plans, storage, schools and resale value. Buying with the future in mind can save you from having to move sooner than you expected.

Mistake 7: Making big purchases before closing

Financing a new vehicle or opening new credit accounts during the home-buying process can affect your mortgage approval.

Smart move: Keep your finances stable until possession day. Avoid major purchases, new loans or significant changes to your employment while your mortgage is being finalized.

Mistake 8: Overlooking new construction

Many first-time buyers assume a new home is out of reach.

Smart move: Look at both resale and new construction. Depending on the builder, incentives, a full new-home warranty and lower early maintenance can make a new home an attractive option, and a first-time buyer can get the GST back on a new home through the First-Time Home Buyers’ GST Rebate (up to $50,000; see our GST rebate calculator). Our New Builds section shows what’s available now.

The bottom line

Buying your first home doesn’t have to be stressful. The key is having the right information, realistic expectations and a trusted professional guiding you through the process.

The smartest move you can make? Ask questions early, and work with a team that has your best interests in mind. A little preparation today can save you time, money and stress for years.
