If you're searching for a new Rohit home in Edmonton, you've probably noticed how much there is to take in — communities spread across the city, a dozen-plus floorplans, upgrade decisions, deposit structures, build timelines, and a contract that reads nothing like a resale offer. After nine years specializing in Rohit homes and helping over 700 Families for Rohit Homes in Edmonton through exactly this process, I wrote this guide to make the path clear.

I'm Fadi Georgi, a REALTOR® with 7th Avenue Realty at MaxWell Polaris, I worked for Rohit as an Area Sales Manager winning 5 Platinum sales volume awards and 3 Gold representing them on stage at BILD Edmonton Metro. Now, i still represent them also as one of their exclusive internal realtor partners. Simply put: Rohit Homes, builder world and new construction is what I do every day. This is the plain-English walkthrough I wish every buyer had before they stepped into a show home.

Do you need a REALTOR® to buy a new Rohit home?

You don't need one — but going without representation can sometimes backfire, and here's the part most buyers don't realize: it almost never costs you anything. On new construction, the builder typically pays the buyer's agent commission, the same way it's built into a resale transaction. The price on the home is the price whether you bring your own REALTOR® or walk in alone.

The site representative in the show home is excellent at their job — but their job is to represent the builder. When you have your own REALTOR®, you have someone whose duty is to you: reviewing the purchase agreement, flagging which upgrades hold value and which don't, comparing the lot and floorplan against everything else on the market, and protecting your deposit and timelines. On a six-figure purchase, having an experienced advocate at no added cost is simply the smarter move.

What you need to do for a new build

New construction has its own rules. The places I earn my keep for Rohit buyers:

  • Reading the contract properly — possession dates, deposit schedule, price-adjustment and finishing clauses, and what happens if timelines slip.
  • Lot and floorplan strategy — orientation, walkout potential, pie lots, backing onto green space, and resale implications years down the road.
  • Upgrade ROI — where your dollars come back at resale (kitchens, suites, ceiling height) and where they don't.
  • The money mechanics — deposits, financing timing on a home that won't be built for months, and the GST rebate angle below.

Rohit Homes at a glance

Rohit is one of Alberta's established new-home builders, known for "bold designer" interiors and a wide range of product — from compact townhomes to estate-style single-family homes. Their lineup spans single-family homes, duplexes and townhomes, with floorplans running from roughly 500 sq ft up past 2,300 sq ft, so the brand covers everyone from first-time buyers to growing families.

(I do represent the builder, and i can also directly help buyers with Rohit. Not just that, but most of the time i also help your realtor if you have one. What I offer is nine years of specialized experience helping buy Rohit homes.)

Where Rohit builds in the Edmonton area

A lot of choosing the right home is choosing the right community. I work across Rohit's Edmonton-area communities — including Glenridding Ravine, Keswick, Edgemont, Mattson, Cambrian in Sherwood Park, Cherot in St. Albert and Copperhaven in Spruce Grove, among others — each with its own character, price points, school catchments and commute realities. Picking the community is where a local who knows the streets — not just the show homes — saves you from an expensive mismatch.

Rohit floorplans and models

Rohit's current Edmonton lineup includes single-family models like the Cooper, Dallas, Easton, Grayson, Hudson, Lozano, Luminoso, Sicily, Sydney and Willow; duplex plans like the Landon and Talo; and townhomes including the Bergen, Birch, Cali, Cedar, Fen and Ferrera. You can browse current Rohit listings and floorplans with bed, bath and square footage on my listings page. Tell me your budget, must-haves and timeline, and I'll shortlist the two or three plans actually worth your time.

The money details every Rohit buyer should know

The GST angle. New homes are subject to GST, but buyers of new construction may be eligible for the federal GST New Housing Rebate, and recent federal relief aimed at first-time buyers of new homes can reduce that cost further. The thresholds and eligibility rules change, so this is something to confirm with your builder and a tax professional for your specific purchase — but it's real money, and it's one of the first things I help buyers map out. (I'm a REALTOR®, not a tax advisor — treat this as a starting point, not tax advice.)

Deposits and timelines. New builds are bought on a deposit schedule, with possession often months away. That has real implications for your financing, your rate hold and your current living situation — all things we plan around up front rather than discover late.

Why work with Fadi Georgi at rohit!

I've specialized in Rohit homes for nine years — long enough to have seen the floorplans evolve, the communities fill in, built the connection with the design team, warranty department, site super-intendants, manager and the contracts change. Over that time my work has been recognized with 5 Platinum Awards from the Canadian Home Builders' Association – Edmonton Region (now BILD Edmonton Metro) and 3 Gold Sales Volume awards, and I'm proud to be among the most-reviewed Area Sales Managers & REALTORS® representing Rohit buyers in Edmonton — you're welcome to read those reviews on my Google profile or Rohit Homes Google profile.

What that experience means for you isn't the trophies — it's fewer surprises, better lot and upgrade decisions, and a calmer, clearer path from show home to keys. You can always find me in Rohit's Showhome 6241 King Vista SW, Edmonton, Alberta! Or contact me directly and i can meet you in any Rohit home in the city, regardless to if it is listed or not, or the listing agent.

Frequently asked questions

Do I need a realtor to buy a Rohit home in Edmonton?
No, but it's strongly in your interest. On new construction the builder typically pays your REALTOR®'s commission, so you get experienced representation — contract review, upgrade strategy, deposit and timeline protection — usually at no added cost to you.

Does using a realtor make a new Rohit home cost more?
No. The home price is the same whether or not you bring your own agent; the builder's commission structure is already built in.

Which Edmonton communities does Rohit build in?
Rohit builds across several Edmonton-area communities, including Glenridding Ravine, Keswick, Edgemont, Mattson, Cambrian in Sherwood Park, Cherot in St. Albert and Copperhaven in Spruce Grove, among others. The right one depends on your budget, commute, schools and lifestyle.

What floorplans does Rohit offer?
Rohit offers single-family homes, duplexes and townhomes, with current models ranging from compact townhomes around 500 sq ft to single-family homes over 2,300 sq ft.

Is there a GST rebate on a new Rohit home?
New homes are subject to GST, and many buyers qualify for the federal GST New Housing Rebate, with additional relief available to some first-time buyers of new construction. Confirm the current rules with a tax professional.
