Do you need a REALTOR® to buy a new Rohit home?


You don't need one — but going without representation can sometimes backfire, and here's the part most buyers don't realize: it almost never costs you anything. On new construction, the builder typically pays the buyer's agent commission, the same way it's built into a resale transaction. The price on the home is the price whether you bring your own REALTOR® or walk in alone.


The site representative in the show home is excellent at their job — but their job is to represent the builder. When you have your own REALTOR®, you have someone whose duty is to you: reviewing the purchase agreement, flagging which upgrades hold value and which don't, comparing the lot and floorplan against everything else on the market, and protecting your deposit and timelines. On a six-figure purchase, having an experienced advocate at no added cost is simply the smarter move.


What you need to do for a new build


New construction has its own rules. The places I earn my keep for Rohit buyers:




Reading the contract properly — possession dates, deposit schedule, price-adjustment and finishing clauses, and what happens if timelines slip.


Lot and floorplan strategy — orientation, walkout potential, pie lots, backing onto green space, and resale implications years down the road.

The GST angle. New homes are subject to GST, but buyers of new construction may be eligible for the federal GST New Housing Rebate, and recent federal relief aimed at first-time buyers of new homes can reduce that cost further. The thresholds and eligibility rules change, so this is something to confirm with your builder and a tax professional for your specific purchase — but it's real money, and it's one of the first things I help buyers map out. Deposits and timelines. New builds are bought on a deposit schedule, with possession often months away. That has real implications for your financing, your rate hold and your current living situation — all things we plan around up front rather than discover late.
